Ed Walline Regional Beach Access is ADA accessible, and has two picnic shelters, parking, restrooms, beach wheelchairs and lifeguards during peak season. The snorkelers in your group will love the new artificial reef called Sea Turtle Reef, deployed in 2017. Located just 783 feet out from the Grayton Beach State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Sea Turtle Reef is at a depth of 12-19 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs.     Overall an OK place except for the carriage house which had a strong mildew smell. Internet was not consistent. Finding a beach access with parking was very difficult. The coffee pot would not brew a full pot. It stopped at about two cups. The bottom of the grill was completely rusted out so it was difficult to cook on. The propane tank for the grill was empty and we to go get it filled so dinner was really late the first night. The a/c wasn’t the greatest. The house could benefit from two separate systems since it is a two story house. The bathroom access for the fourth bedroom was down the hall and through the third bedroom. Ok for family but not ideal for non- family guests.

    Having the cottage house above the garage allowed our teenagers space from our younger children who go to bed early. Great floorplan. The driveway was a huge challenge. Very narrow… only one car width so we were constantly shuffling cars.

    We just returned from our stay here, I really wish I could give it a 5 star rating. The place is clean and well decorated, very roomy. We had a group of 9 and were very comfortable. We got the golf cart which was very helpful, the bikes were great, overall we really liked the place. Our problems came in form of the management and experience with some other things. We got there and could not get in the garage for the golf cart. It took several messages between us the management company to get the access needed. We missed having it our first night. The TV's were a challenge. Several would not connect to the Wifi network leaving them unusable. In the kids room the remotes were paired wrong so the remotes worked both TV's making it difficult to work. We were interrupted by the management twice in one day for new tags for the golf cart. We were on the beach one day and had to leave to get the cart back, very disappointing. Then we got a message that there would be AC service on Friday. I reached out to the management company who told me to disregard but on Friday morning the AC people showed up anyway. It took them hours and we had no access to the Carriage house during that time. I feel like all of this could have been managed better. Other that these issues great place. Beware of the management company though.

    I really wanted to love this place, but it was so hard. (As a real estate investor I want to preface that many of my qualms, deal with the short-term property management company. Most items do not deal with the physical property, only the maintenance of the listing.) Night one- I found roaches in the kitchen cabinets. Asked for sticky traps, as I preferred they not spray pesticides while my infant was in the home. They brought sticky fly tape. Needless to say, it didn't work. We also cleaned 3 partially emptied Miller lite cans off of the front porch, silverware and trashbags out of the front lawn and multiple discarded clothing tags out of the master bathroom. Night two- Our friends in the carriage house embarrassingly relayed that they had to clean up a used tissue and bathing suit crotch liners out of their bathroom. So that was pretty mortifying, for everyone involved. Night three- Still no wifi in the carriage house, so we reached out to the property management company yet again. By email they notified there was a separate modem and password, by phone they swore there was no such second modem or password. This continued for all six days, with no resolution. No wifi, also meant no accessible tv in the carriage house. Day four- We attempted to gain access to the golf cart that was advertised in the original listing, but we were unable to gain access to the garage. Day five- We hosted a gathering for my mothers 57th birthday party at the condo and were reported to the HOA for having 2 parked vehicles in front of the condo. So the party guests were forced to pause dinner and find alternate parking for their vehicles. Nothing says happy birthday, like some cold lasagna! Day six- I'm just absolutely done speaking to the property management company and hey if nothing else, I know which company we will not be using for our short-term rentals!! So this was just a very thorough interview process. If the owners consider an alternate property management company, I would recommend this condo as the only issue we encountered with the physical property was the lack of parking availability. The main issues RealJoy must combat ,are communication and cleanliness. I wish the owners much success.

    Comfortable place. We had intended to have more attendees so we had extra room. Bikes were a nice touch--allowing ride to the beach, etc. [We did not rent the golf cart]. Weather was ok for November. Beach supplies [canopy, mats, chairs] were a key item. Neighbors were occasionally loud--not really something which can be controlled. Kitchen had adequate cooking supplies [pots/pans etc.] but no pot holders/oven mitts/limited kitchen towels. Overall, an enjoyable week. Would rent again.

    We loved our time at this property. The kitchen was very well stocked for cooking meals. All of the rooms were well put together and a great size. Carriage House was perfect for 2nd family, allowing for welcome privacy when vacationing with a large group. Bikes were great and came in handy getting to the beach. Golf Cart was also great to have but needed a little mechanical TLC. Beautiful community with great pool. Only recommendation would be for the exterior to have a good power washing and some mini blind repairs/replacements. Overall, very pleased with this property and would 100% stay their again.

    Great location and access to two beautiful beaches! Rating cleanliness a 4/5 star because we had a 12 month old crawling around and the floors had quite a bit of large dust flurries we had to sweep upon arrival and we also had to air out carriage house due to mildew smell. Overall stay was great and definitely will stay again! Thanks for everything!

    We did a family reunion with my children and grandchildren. Neighborhood is nice. The neighborhood pool was so nice the grandchildren (5-8) slightly preferred it to the beach. Beach is a mile away. There’s a decent pathway for most of that, plus a short bit on a quiet street. So walking is nice, because there isn’t so much beach parking. The golfcart in the photo was in the shop this week, so we didn’t use it. And it costs $75/day anyway. Had some minor issues getting one stove and the oven burners to light. The caretaker came almost immediately. He confirmed the issue, then sent for an appliance repairman - who came on Sunday afternoon. Stove was fixed promptly(an adjustment) and the oven chose to light by itself (it has an intermittent issue and also took several tries to light at the end of our week. We did have a minor scare when we found a (very much non-lethal) Florida scorpion in the over-garage suite bathroom. Management came promptly and was very helpful while they called out the exterminator. Everyone was amazed as they are apparently extremely rare. I killed it easily, so it’s gone now. :-) Plenty of beach toys in the garage. We asked for - and got - some additional dishwasher soap. We appreciated that as we flew in and had to purchase everything. There’s a Publix grocery store about 10 minutes away and a gas station/convenience store about a minute down the road for last minute items. The porch is really nice for coffee after an early morning run.

    Our stay at 93 Gulfview Circle was wonderful, and we all agreed we would never want to stay any where else. Your reputation is well deserved as superior beach vacation rental company. The house was beautiful, comfortable, ideally located. The amenities were excellent, and we were all so impressed with all the supplies in the kitchen, dining/living area, bedrooms and bathrooms. We loved cooking in the kitchen with the Viking oven. No expense was spared to make sure the house was perfectly equipped to please the most discriminating guests. Kudos and thank you again for your prompt replies and valuable service.

    Few minor maintenance issues at check-in which were handled. Unfortunately, the golf cart was in the shop and unavailable. The trip would have been more enjoyable with it.
