This home is very spacious. In the living room is a cozy sectional couch where you can cuddle up with the fireplace on and stream on the Wi-Fi enable smart TV. The large kitchen is equipped with plenty of amenities. You'll find the dining room table has plenty of room to take advantage of the board games or cards we have. The main floor bedroom has plenty of room for you to unpack and catch some Z's in the comfy King bed. The main floor also comes equipped with new washer & dryer aswell as a full bathroom. Head down to the next level of the house and find another spacious living area. Down here is plenty of space to hang out. With yet another large Wi-Fi enabled smart TV, & 2 couches with chase loungers. The two couches also have trundles to pull out into 2 full beds w linens. Next, a super cute bedroom with a Queen bed & some extra seating. Finally, you'll find the 3rd bedroom with a large closet and new Queen Bed. All bedrooms have Wi-Fi enabled smart TVS, ceiling fans, wireless charges, & nightlights. There is another full bathroom here as well. Finally, a game room that includes another smart TV, DVD player with DVD's, basketball shoot out game, Pacman Arcade game, Foosball table and electronic dart board, Have Fun! If you'd like to head outside for some fresh air, enjoy the large grounds with plenty of space & privacy. We have built a brand-new deck across the entire front of the house using locally supplied, partially recycled polywood material. (Exterior photos coming) We also have cornhole, kan-Jam & ladder golf. Off the main floor living area is a large deck equipped with a grill, new locally made polywood dining set & plenty of seating. As the sun goes down, walk down to the fire pit for some smores. As an added bonus, next door on its own 4-acre lot is our sister property, Hannah's House, at 1730 State Route 414. Perfect for larger groups or bridal/groom house combinations. Behind the property is the KOA campground, so stay here as the rest of your group camps. We have also installed a wifi porter for simple instant, tap-to-connect phone hook up. We are always updating, adding & improving. This spring, we refreshed some paint, built a deck, added some art work to the walls, & replaced the patio table.

    The house was clean and roomy. Nothing fancy but home-like. If you'd like to watch Netflix or Prime you would have to log in to your account. Not an issue with us. We weren't there to watch TV.The host/property manager was friendly and quickly responded to our concerns/questions. We had an issue with plumbing but Starr had someone fix it in a timely manner.WiFi was easy to connect to.It had all the basic kitchen appliances, dishes, pots that we needed during our short stay.There was a fire pit in the yard that looked cozy and inviting but we didn't have the chance to use it.You can't beat the location. It's minutes from Watkins Glen State Park (lovely), Buttermilk Falls State Park.It is located right at the beginning of the Seneca Lake Scenic drive where we enjoyed awesome views of the lake, Hector Falls, and many fine wineries that we happily visited. Try visiting Two Goats Brewery at sunset. We were glad that we were just minutes away from Seneca Harbor, restaurants, Corning Glass museum.There were other places we wanted to see in the area, but we just have to do that on our next trip.We recommend this place.

    Check-in was simple and the kitchen facilities were quite nice. The refrigerator cooling setting was kind of warm, as it was only set at 40. Took our drinks quite some time to chill. Kitchen counter pendant lighting was very dim.Bedside table lamps in master bedroom were quite dim and the master bedroom closet light was burned out. Could use an extra set of bath towels in bathrooms. We kept tripping over the curled corners of the area rugs. That is a safety issue for the elderly. Other than these issues, the house was conveniently located, very clean, and nicely appointed. We had a good time there!

    The kids loved the game room and the puzzles and games available. The house was very clean and well maintained and the beds were comfortable. The kitchen is a very good size and there is a spacious living room with a comfy couch.

    Location is great, decent amount of room. Comfortable. Kitchen was not stocked as well as the property owned by same owner (Hannah's House) next door. The front area can get kind of muddy since there is no driveway or gravel down. House was clean. Gas stove is nice. Was raining and windy so did not get to use the grill or patio area.Stalink internet was plenty speedy but no cell phone signal (ATT and VZ).

    The location was perfect. Very quiet and relaxing. We had plenty of linens for our stay.The listing had a lot of kitchen necessities listed but seemed to be lacking. Could use some updated utensils, pots, pans, etc. The dishes we did find were not clean and we had to wash everything before we used it. The mirrors and such in the bathrooms were not very clean either. Looked to have not been done properly before we arrived.Overall great stay. If the kitchen accessories could be updated, we would definitely stay again.

    The house is beautiful, clean and cozy. When we arrived, the heat had been set to 65, it was quite cold. It did take a while to warm up as it's radiant heat (in the floors). Could have used a few more necessities in the kitchen. The game room offers hours of endless fun.

    We had a great stay! House was exactly as described. Spotless and well appointed. Very comfy king bed. A bit of road noise in the upstairs bedroom and a train at 9 each morning but nothing excessive. House is bigger than it looks in pictures. Great location to be close to everything but away from town. Would definitely stay here again!

    Pro: ** Location. Perfectly situated between Watkins Glen and Corning. Great for touring the Finger Lakes or visiting on a race weekend. ** Very large kitchen with virtually new nice appliances. ** Excellent communications with managers. ** Very good internet & TV streaming services Con: ** Older house and furnishings. ** Very loud A/C unit. ** No paved driveway or walkway to the house, so it got muddy in heavy rain. Overall a great stay. The house is on a busy street, which, upon arriving, we thought might be an issue but there was zero noise issues. Very peaceful.

    We spent the week at Gracie’s House for our wedding! It was the perfect place to spend time as newlyweds. The house was clean and had everything in it we needed.     The property was clean and spacious, easily accommodating 3 couples. We were pleasantly surprised by well-stocked toilet paper and paper towels (not sure if supplied by rental or last guests). Although air conditioned, there is 1 unit in the main floor bedroom and 1 portable unit in the dining area (not central). We were there in 90 degree weather and the AC did keep the house cool, just a bit loud. A few suggestions would be to add an extra pillow or two on the lower level and a few storage type bowls/tupperware in the kitchen.

    We had a wonderful time at Gracie’s Place. My wife and I felt the location was perfect. We were able to be out on our boat in less than 20 minutes from the house. Waterfalls and hiking trails were amazing as well as the vineyards! Some of our group drove on the racetrack while others went fishing. I especially enjoyed the day at Hammondsport visiting the Curtiss Museum and Finger Lakes Boating Museum.

    Your house was the perfect home base for our vacation adventures. Clean, quiet, comfortable, and fun for our kids. We felt right at home. So close to everything we wanted to do. We spent time touring and blowing glass at the Corning Museum of Glass, hiked the Gorge trail at Watkins Glen State park, played at the state park playgrounds several times, walked around and dined in Watkins Glen, the lake, Clute park and splash pad, ran on the Catharine Valley trail, and drove to Robert Treman State park to hike and swim in the waterfall fed lake/pool (definitely worth the short 30 minute drive- gorgeous waterfalls and a great playground for kids in addition to the swimming area). We loved the area and will recommend your house and the area to others. Thanks again!
