Bedroom 1 – Downstairs King Bedroom:

Bedroom 2 – Upstairs King Suite:
King bed, TV, private bathroom, and access to an upstairs balcony.
Bedroom 3 – Themed Kids’ Room:
Bunk bed plus one twin bed. This room is ideal for children, teens, or additional guests.

The living room includes a sofa bed that may accommodate additional guests if needed.

The home includes 3 full bathrooms.
Important Note About Stairs
This is a two-story townhome. Stairs are required to access the upstairs bedrooms, laundry area, and balcony. Please consider this before booking if anyone in your group has mobility limitations.
Private Pool
The home includes a private screened pool with outdoor seating. Pool use is at guests’ own risk. Children must be supervised by an adult at all times.
Please note: the private pool is not advertised as a hot tub or spa. Pool temperature may vary depending on weather and season unless pool heating is specifically available, requested, confirmed, and paid for in advance.

Important Towel Notice
We provide bath towels and medium-sized towels. We do not provide face towels or washcloths due to our internal post-COVID hygiene policies. Please plan accordingly.
Starter Welcome Kit
We provide an initial starter kit for your convenience. These supplies are not replenished during the stay, so guests should plan to purchase additional items as needed.
Starter kit may include: hand soap, toilet paper, body wash, shampoo, conditioner, small bar soaps, dish sponge, dish soap, paper towels, trash bags, and dishwasher tablets.
Guest Access:
Guests will have private access to the entire townhome, with the exception of one locked owner’s closet.
Entry is via smart lock. You will receive your private access code prior to arrival, so there is no need to meet anyone for check-in.
Guests may use the home, private screened pool area, kitchen, laundry area, bedrooms, bathrooms, living room, dining area, and outdoor seating space.

Please do not park on the grass, sidewalks, driveways, or any restricted areas. Commercial vehicles, trailers, RVs, boats, or oversized vehicles may not be permitted by the community.
Guests are responsible for following all posted community parking rules. The community and/or HOA may enforce towing, fines, or access limitations for violations.

The private pool is used at guests’ own risk. Children must be supervised by an adult at all times. No running, diving, glass, or unsafe behavior is allowed in the pool area.
The pool is not a hot tub or spa. Pool temperature may vary depending on weather and season. Pool heating, if available, must be requested, confirmed, and paid for in advance.
Trash
Please dispose of trash properly and keep all trash bagged. Trash should not be left inside the home, by the pool, outside the front door, or in common areas.
Packages
USPS may return packages sent to vacation rental properties. We recommend using Amazon, DHL, or FedEx when possible. We are not responsible for returned, lost, delayed, or undelivered packages.
Strict House Rules
No parties or events. A $500 fee may apply for violations, and guests may be asked to vacate without refund.
No smoking or vaping inside the home or in the pool/patio area. A $500 fee may apply for smoke, odor, or cleaning violations.
No pets allowed. A $500 fee may apply for unauthorized pets, and the reservation may be subject to cancellation without refund.
Maximum occupancy must match the reservation and listing limits. Unauthorized guests may result in additional charges or cancellation.
Guests must follow all community and HOA rules during the stay.
Important Maintenance Notice
This is a vacation rental home, not a hotel with 24/7 on-site staff. While the property is professionally cleaned and inspected before each arrival, occasional maintenance items may arise. We will always do our best to respond promptly and coordinate solutions as quickly as possible.
No Refunds for Issues Outside Our Control
No refunds are provided for weather, early departure, community amenity closures, internet/cable interruptions, third-party service interruptions, HOA-related restrictions, traffic delays, insects or wildlife common to Florida, or other circumstances outside the host’s control.
Interaction with Guests:
We communicate through the booking platform and are available to assist before and during your stay.
To help us maintain a high standard and resolve concerns quickly, guests must report any cleaning issues, maintenance concerns, missing items, or malfunctions within the first 4 hours after arrival. This gives our team the opportunity to review and address the matter during your stay.
We respect your privacy and will not access the home during your reservation unless required for maintenance, emergency purposes, or with prior coordination whenever possible.
