The Space:

In our unique setting, everyone can come together or enjoy serene solitude at their own pace. Each uniquely decorated accommodation features upgraded amenities, coffee and tea service, a full assortment of kitchenware and utensils, and space to spread out.

The Pool House features a large common space for gatherings, a billiards table, a card table, a Smart LED-TV, and a bar with indoor and outdoor access.



The large pool has ample sun loungers and features a covered outdoor dining area with gas and briquette BBQ’s, a fire pit and Smart LED-TV. To keep your guests entertained we’ve added a brand new pickleball/basketball court and a beach volleyball court. You’ll also find a covered picnic and viewing area and loveseat swings to watch the action. At night, roast s’mores over one of our fire pits.



Guest Access:

Our guests will have full access to our 10-acre property and all its cabins and amenities. There is plenty of onsite parking for all your guests. Some of the closet spaces are closed for storage supplies.



The Neighborhood:

Dripping Springs, Texas is a beautiful destination surrounded by stunning hills and oak trees. It is located west of Austin in the Texas Hill Country. The city is an agricultural Mecca; here you can tour the olive orchard and mill or many of the wineries nearby. Dripping Springs has earned the nickname of the “Wedding Capital of Texas” for its scenic beauty and is home to some of the most beautiful places in Texas. This city is surrounded by various state parks for hiking, swimming, and fishing. Dripping Springs is the perfect family-friendly destination, offering everything you need for an unforgettable getaway.



Getting Around:

A car is a must in the Texas Hill Country. Some local companies offer guided tours that take visitors to popular destinations, wineries, and attractions in the area.



Local Attractions Nearby:



- Pedernales Falls State Park is a state park in central Texas. Located about 25 miles west of Austin, the park is on the Pedernales River which is 14 miles southwest of the river’s mouth at Lake Travis. There are many activities to do at this park including: swimming, tubing, wading and fishing. The park also has a number of picnic areas along with campsites.



- Reimers Ranch is a smaller country park located in Travis County, Texas. The canyon and forest preserve sits along the Pedernales River and is frequented by rock climbers and mountain bikers. The park is home to the Reimer’s Ranch Trail, a 13.2 mile moderately trafficked loop trail that features beautiful wild flowers and other various activities.



- Westcave Preserve is a 76-acre expanse that provides gorgeous views of the Pedernales River. The Westcave Preserve Trail is a 0.7 moderately trafficked out and back trail located near Round Mountain, TX. Near Dripping Springs, the Preserve has some incredible geologic rock formations including a cave and the best way to explore this spot is by foot.



- Dripping Springs Distilling - Small Batch Vodka is located just 5 minutes away. Dripping Springs Vodka is the first and the only North American Vodka to win a Gold Medal and the Vodka Purity Trophy at the prestigious International Wine & Spirits Competition. Handcrafted in small batches and micro-distilled twenty times in our proprietary 50-gallon copper pot stills, each product is finished with pure, mineral-rich Hill Country artesian spring water that will take you to the Hill Country with every sip! A must visit!

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.



To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



HOUSE RULES:

- Occupancy [ 20 ]

- Primary guest must be at least 21 years old and present for the entirety of the reservation.

- Smoking is not allowed.

- Minimum smoking fee: $250/home. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Unauthorized parties and events are NOT allowed without prior written approval.

- Pets are allowed for an additional fee, up to 4 pets maximum. $100 /pet /stay

- No shooting firearms or weaponry on the property.

- Fireworks are not allowed.

- There are security cameras onsite. 2 are located pointing toward the entrances. 1 is pointing toward the volleyball, basketball, and firepit.

- Neighborhood has a strict NO NOISE policy from 10PM - 7AM, so please help us be good neighbors :)

- There are several fire pits on site for guest use. We kindly ask you to bring your own supplies and extinguish any flames/coals after each use. Please be aware of the status of county burn bans. This can be checked on the county website. There is a $500 fine for burning during bans.

- If any furniture is moved, please place it back in the original space where it was found. Fees may apply.

- The back lot is serene but please do not enter the gated area behind the property - this is private property :)

- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.



Pool and Hot tub Rules:

- No lifeguard on duty. Swim at your own risk.

- Supervise children at all times.

- Please rinse off any sand from the volleyball court before entering the pool or hot tub.

- Please do not touch or move the pool vacuum at the property. Fees may apply.

- No glass or food allowed in the pool and hot tub areas. Additional fees may apply if glass or food is found in the pool and hot tub areas.

- Please place the covers back on the hot tub after each use.

- Please ensure that the gates remain shut at all times due to the presence of an unsupervised water feature (swimming pool) on the premises.

- Please ensure to close the umbrellas after each use. It is very windy and they can break. Guests will be responsible for the cost if they break from non-compliance with this rule.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool and hot tub. A $500 fine will be charged if this rule is violated.

- An additional fee of $50 will be charged if the pool TV isn't covered back up.



Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services. We recommend enabling ‘wifi calling’ on your device.



As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.



HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

    Review based on feedback from all guests for our stay:PROS-easy check in-nice pool area, pool temperature -multiple washing machines & dishwashers-great water pressure -board games-pretty decor -responsive staff who did try and compensate us for not being able to access the Oaks building. -A/C kept up in all buildingsCONS-no use of Oaks due to maintenance issue ,told of same the day before our trip. -A lot of furniture felt cheap and not sturdy to sit on. (Creaking, legs at weird angles, couch pieces moving apart)-wifi buffers a lot-missing smoke detectors-doors don’t close all the way in most buildings -had to go to each house to find stuff as they didn’t each have a set of dishes/bowls/pans ect. at each cabin. It was all split and scattered across each cabin-no clothing space in bluffs aside from one clothing rack. Not ideal for longer stays as there’s no where to unpack or store suitcases. -general feeling of disrepair. Trim falling off in the predernales cabin walls, tv balanced on batteries in Mercer, loose hand railings on patios, flooring chipped/ cracked and lifting. -uncomfortable beds for 3/6 rooms used. -extensive extra rules and expectations listed upon check in and not in the listing that would have changed our booking decision.

    Perfect Family Getaway at Juniper Ridge!We had an amazing stay at Juniper Ridge! The five separate houses gave everyone privacy, while the shared spaces—especially the pool and pickleball court—made it easy to come together and have fun. The property was clean, stylish, and well-stocked, and the setting was peaceful and beautiful. Perfect for a family getaway—we’re already planning our return!

    We had 11 business colleagues at Juniper Ridge for a work offsite trip. The layout of the space was great for our team dynamic and events. It was appropriately comfortable; the outdoor space and pool area was really nice. Overall, we had a great stay. The 3 days we stayed there we did completely lose water everyday which was frustrating. We came back from being on the lake and wanted to shower and there was no water- the pool sufficed. Overall, it was a great stay, and the property management team was very efficient. I would recommend this property assuming they got the water issues sorted out.

    The variety of lodging worked well for 7 couples and 1 individual. Having the pool kitchen area (bathroom, kitchen sink and refrigerator) and covered area was nice to house all 15 of us for hanging by the pool and having a meal. Pickleball and basketball court were used, nice to have the equipment all there. Host/manager very responsive to our questions and requests.

    We had an absolutely wonderful stay at this property! It was perfect for our family reunion, with multiple units that allowed everyone to have their own space while still being close together. The hosts were incredibly attentive—any time we had a question or a need, they responded quickly and made sure everything was taken care of. The pool was beautiful, and we loved having barbecues and watching the sunset together—it truly made for an unforgettable experience. Our group had a blast organizing pickleball tournaments, and we also enjoyed exploring the neighborhood, which offered some fantastic distilleries and beautiful hiking trails. There was something for everyone, and the combination of the great amenities at the property and the local attractions made our stay extra special. Can’t say enough good things about this place; we highly recommend it and would absolutely stay here again!

    There were 10 of us that stayed here for our annual work retreat. We like that it had a pool and pickleball (although we didn't use either one). We had some team meetings in one of the units and it worked pretty well for us.

    I hosted my fantasy league's draft here and it was a huge hit. We had about 15 people onsite, including spouses, and I don't think it could have gone any better. My wife and I liked the fact that there's a bunch of separate houses so you can have fun at the pool (which was amazing) or the on the sport courts with the whole crew, but are also able to retreat to privacy. Really great place for any big group occasions right in the middle of Dripping Springs with quick access to all the Hill Country has to offer. Would gladly go back!

    Very easy process, the pool, BBQ and games room made the trip. Having multiple houses within the same complex made it easy to take a rest and not be concerned with noise or being disturbed by other guests. The communication from the property throughout was great and some really nice wineries nearby. We'd have no problem booking this location again.

    From the moment we stepped onto the property, it was clear we were in for a real treat—this VRBO is an absolute ace! Nestled in the scenic hill country, the views were nothing short of stunning, giving us a picturesque backdrop to enjoy our team getaway. The property itself was a perfect match for our ladies pickleball team, offering ample space for all of us to relax, laugh, and share some great moments. The pool house became our communal hub, where we could all gather after a day of serves and volleys, making it easy to keep the team spirit alive off the court. Speaking of courts, the sport court was a total hit! We had a blast playing pickleball on our own private court, complete with spectacular hill country views—a definite grand slam feature of our stay. It was fantastic to practice our dinks and drop shots in such a beautiful setting, adding an extra layer of fun to our team trip. We left with our spirits high and our bonds stronger, all thanks to this fabulous VRBO find. We wouldn’t hesitate to book another stay—this place has definitely scored all the points with us!
