Please note this is a rural property - there may be some encounters with livestock. While we do our best, sometimes you may encounter bugs, cobwebs and other creatures - they are harmless.

Please note you may hear Airplanes as the property is located not far from Christchurch Airport.
House Rules & Expectations

We have strict rules in place to ensure a peaceful stay for all guests and neighbours.
Please refrain from making loud noise outside between 10pm and 7am. If you're unable to comply with this rule, we kindly ask that you do not book with us.

Parties or gatherings are not allowed — any unauthorised events will result in immediate cancellation with no refund.

⏰ Check-out time is 10am. Late checkouts must be requested at least 24 hours in advance.

Smoking is prohibited indoors.
Any damages or extra cleaning due to smoking or pets will incur a $200 fee.

We expect the house to be left in a reasonable condition.
Extra cleaning will be charged at $60 per hour if needed.

Please report any damages, spills or stains — these may result in a charge for replacement or cleaning.
