You're planted in the heart of historic downtown Newport—205 Spring Street is one of the best spots around! Historic Spring Street leads right into Thames Street's buzzing restaurants, bars, live music, quirky boutiques, and waterfront energy. Steps from Bowen's Wharf for sunset cocktails, Bannister's Wharf for vibes, or nearby icons like Trinity Church and The Black Pearl. Safe, lively, and packed with coastal heritage—festivals, sailing action, mansions a short walk/drive away. The walkability is incredible—no car needed to feel Newport's pulse!


Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will receive an email the morning of their arrival with the instructions, codes to the doors and Wifi. Super easy!

Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.

There are three on site parking spots which are on a first come first serve basis, there is a city lot on Church St a few blocks away and we have a lot on Oak St, by request only, which is a 5min walk away.

Ultra-walkable Historic Spring Street downtown Newport RI—no car required! Thames Street hotspots, restaurants, shops, wharfs, and attractions are 5 minutes on foot. Street parking passes or nearby lots (ask host). Uber/Lyft/taxis plentiful; bike rentals close for easy rides. RIPTA buses nearby for regional trips; trolley tours for sightseeing. Nearest Amtrak in Kingston, RI (~20 min drive); T.F. Green Airport (PVD) ~30-40 min. You're set for beaches, mansions, events—pure freedom to explore!

Howland House is a classic historic, four unit, building with the original construction dating back to 1750. It is one of Newport's oldest homes predating the Revolution. It has undergone many updates and renovations to bring new world comfort with an old world feeling.

There are three on site parking spots, first come first served and we also have an off-site lot 7 min walk away, if needed (by request)

Unit 16 is located on the first floor, and is open and airy and gives everyone plenty of space to stretch out. Aside from the large living room with a coffee station, pullout sofa and daybed, the bedroom and bathroom are filled with natural light and have ample closet space.

All of Windwards properties are professionally cleaned between guests and come outfitted in high end linens and towels.

Aside from the cleanliness of the space, it is in one of the most sought after locations in Newport. You are steps away from Thames Street, Bannisters & Bowens Wharf, St. Mary’s church, and endless restaurants, bars, and shopping.

    Great location! The unit was clean and the king size bed was very comfortable. Make sure to get there right at check in or you may need to park your car in the Church St lot which is 30 for overnight parking.

    Fantastic location in the middle of everything- and dog friendly. Could be better if the owner invested 500 in a decent tv and put it in the living area. Comments from past guests about minor maintenance issues like the tub stopper not working should not be ignored.

    The property was clean and comfortable. The only reason I didn’t give 5 stars is because of some of the noise outside. Had some loud neighbors as a result of the holiday weekend. The location is perfect!

    This stay was perfect for our long weekend! The location is absolutely perfect, we were able to walk everywhere we needed and accessed the first-come first-serve parking in the back. Would recommend for your stay in Newport!

    The property was very clean. We would have preferred the TV in the living room. The stopper for the bath tub did not close tightly so my friend was unable to take a bath. Info from hosts was excellent. We took their suggestions.

    Matthew's space was just as described in the post. The location was amazing, the center of town was less than a 5 minute walk away. Having a parking space/pass was a game changer - we go to Newport every year and parking is always an issue. We would highly recommend staying here and will definitely stay again.

    I loved how close this property was to all the shops and restaurants - very walkable! The house is older but very cute; there were just a few qualms such the french doors being unable to latch closed or some of the window shade doors, particularly in the bathroom do not stay closed unless you pull the blinds down overtop of them. The check in/out process, locks, and cleanliness were easy, safe, and great! Overall, great stay for a reasonable price!

    My girlfriend and I took 2 dogs down to this great unit. Location was great, breakfast spot was only a few doors down and you're only a block away from Thames streetĺ and rhe heart of Newport. We will definitely be back.You can walk right down to the mansions from here as well. The owner is very responsive and also dog friendly.

    Great condo, with Perfect location. The condo was very clean, well furnished, and had all we needed to enjoy our getaway. We loved how easy it was to walk to everything along Thames and the Wharfs, all within minutes from the property. Only “issue” was deciding on which restaurants to eat at with an over-abundance of great options. You can’t go wrong with this one!
