This beautifully renovated townhouse style apartment boasts two bedrooms, 1.5 baths, and a pullout sofa in the heart of downtown. This space is truly unique with it first floor living room, bedroom with a queen size bed and bathroom with glass walk in shower. Head up the spiral staircase to an open and airy fully stocked kitchen, second bedroom with queen size, and a half bathroom. This unit is dog friendly and was newly renovated with mini splits and off street parking for one car.

You're right in the thick of it—Fair Street dumping you straight onto Historic Thames Street, Newport's lively downtown heartbeat! Restaurants, bars, live music, quirky shops, and waterfront buzz are steps away. Wander to Bowen's Wharf for cocktails and people-watching, Bannister's Wharf for vibes, or nearby spots like Trinity Church and The Black Pearl. Safe, energetic, and full of coastal charm—festivals, sailing action, historic feels everywhere. Mansions and beaches are a quick 10-min drive, but the walkable downtown scene is so addictive you'll want to stay planted!


Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will get an email the day of their stay with the codes to the doors.

Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.

There are four off street parking spots with one spot designated per unit. The onsite parking makes it easy for you to park your car and spend most of your time on foot with everything just outside your door.

Ultra-walkable downtown Newport RI—no car stress! Thames Street hotspots, restaurants, shops, wharfs, and attractions are 2-5 minutes on foot. Off-street parking included (your designated spot; extra possible on request). Uber/Lyft/taxis everywhere; bike rentals close for easy rides. RIPTA buses nearby for bigger outings; trolley tours for chill exploring. Nearest Amtrak in Kingston, RI (~20 min drive); T.F. Green Airport (PVD) ~30-40 min. You're set for beaches, mansions, events—total freedom to enjoy!


10 Fair Street is a four unit building located right off Historic Thames Street. Unit Two is located on the second and third floor with a spiral staircase connecting the two floors. The building recently underwent a complete renovation and each unit has beautiful hardwood floors throughout, modern furnishings, window fixtures, and a bathroom with a large glass walk in shower. There is also a second half bath located on the third floor.

Both bedrooms come equipped with queen size beds, and there is a pullout couch in the living room. The kitchen is fully stocked with everything you could need, as well as, a dining room table which can seat six. The mini splits keep the room nice and cool or cozy and warm depending on your preference. There is off street parking for one car, but another spot is available depending on occupancy. Please request in advance if needed.

All of Windwards properties are professionally cleaned between guests and come outfitted in high end linens and towels.

Aside from the cleanliness of the space, it is in one of the most sought after locations in Newport. You are steps away from Thames Street, Bannisters & Bowens Wharf, and endless restaurants, bars, and shopping.

    We absolutely loved staying here! The location is perfect — right on Thames street with easy walking access to restaurants and shops. It’s also an easy walk to the cliffs and mansions, and our kids loved that there’s a cute little ice cream shop right behind the house. :) The upstairs bedroom was perfect for our 3 kids, and it was great to have a bathroom on both floors. The finishings in the home were beautiful and everything was clean and ready to go when we arrived. Checkin and checkout were simple and seamless, and the hosts were quick to respond to messages. It’s also a definite bonus to have on-site parking. Street noise was minimal, but we were visiting during the off-season so the town was quieter in general. We would definitely recommend this to anyone looking for a centrally-located spot to stay and explore Newport!

    Myself and my 2 daughters stayed for the weekend. We were thrilled with the apartment. Very clean and modern. Towels, blankets, beds were great. They had coffee pods, creamers and sugar. Soaps, moisturizer, shower gel, ect. We were only staying for the weekend so I had not brought all these things and it was so wonderful that we didn’t need to go buy them. It really makes a difference having these extra touches. Even though it snowed and rained the whole weekend, we walked everywhere! The location for restaurants and activities can’t be beat!

    In town for son's graduation from OCS and commissioning into the Navy. Perfect location for short walks to shopping and great food and short drives to mansion tours and sight seeing. Space was so much better than a few hotel rooms. 5 put of 5

    Lovely apartment and perfect for two couples or 3-4 friends. Clean and has everything you need in the kitchen, bathrooms and bedrooms (queen bass). Very comfortable beds! The stairs to unit 2 are steep and the spiral staircase in the apartment would not be easy for people with mobility issues. Great communication with hosts and easy entry/access. Felt very safe with lock system and cameras. Great location and close to everything! Be sure to visit Tim at Midtown Oyster Bar!

    We had been expecting with a townhouse listing that we would have the whole house, rather than a townhouse style 2-floor apartment on the 2nd floor of a converted building. (Our son has several special needs where we generally need an independent house, but fortunately we were able to make this work. The immediate proximity to downtown was helpful for restaurant access and walking around, but you know when the bars let out for the night due to the volume spike - be warned! Overall, it was a nice stay, if not what we were expecting.

    This is a great place, perfect location, nice finishes. Be aware that there are lots of stairs and kitchen and living room are on different floors. If you don’t mind stairs this place is wonderful especially since you can park your car in the space provided and walk to just about anything in Newport.
