General terms:
• Guests will be required to adhere to any COVID-19 rules/regulations set forth by the State of Arizona.
• Tenants shall use and maintain the Resort in a careful and lawful manner and shall not create noise or disturbances likely to disturb or annoy other tenants. The Tenant affirms they will follow all policies and rules of the resort, as notified upon arrival and occupancy of the unit, including check-out time, as many resorts assess a fee for late check-out.
• The Tenant accepts all responsibilities for any damages to the unit or Resort property during the rental period by Tenant or Tenant's guests.
• The Tenant hereby indemnifies and holds the Owner harmless against any and all claims of personal health/sickness, injury or property damage or loss of any kind arising from use of the Resort regardless of the nature of the accident, injury or loss.

This is a fully transferrable timeshare unit - so the reservation is booked under the name of the main individual checking in. Check-in is much like the experience at a hotel.
Excellent location. Convenient to all the sights to see. Parking is easy and property is quiet.
There were two properties listed at Bell Rock Inn. I love that location and have stayed there several times before. After I get my official VBRO confirmation about three days later the owner contacted me and said the location was sold out. I did not get anything official from VRBO. I checked again and both properties were still listed so I booked the second one. I asked the owner why they were still listed. He offered me a Diamond Resort condo for the same price. Finally I got one cancellation. He used the other for the Sedona Summit he switched with after many days of demanding a refund. The Sedona Summit is as far away from the red rocks as you can get and still be in Sedona. It is on the highway and my room faced it; very noisy overnight. The shower was severely damaged with the coating on the shower pan pealed off in many places. The rubber seals at the bottom of the glass walls were corroded with calcium and mold. The toilet ran, the kitchen sink didn’t drain, there is an 8 inch tile in the bathroom that was loose and popped every time you entered or exited the bathroom. I have every reason to believe this was a “bait and switch” because he never took down the wonderful Bell Rock Inn vacancy. I could not check in at the Sedona Summit under VBRO just with his Diamond Resort reservation. He knew it would be a problem using VRBO because he has done this before and will do it again. This should not be allowed!
