American Classic Guesthouse - Historic Nye Beach

I rented this property because it had a 9.6 out of 10. It was wonderful that it had a great beach access in view. However, the place needs a lot of work. It was old. The carpet was dirty and the bathroom floors were worn. The yard needed a lot of work. The fence around the yard was falling down and the decking area needed work.

The American Classic Guesthouse is a small gem! OWNERS are immensely helpful and friendly, without being intrusive, gave swift and comprehensive answers to our questions, and advices where to shop and dine. LOCATION can't get any better! Oceanfront, magnificent views from windows and terrace door, Nye Beach Historic Neighbourhood with dozens of galleries, shops, restaurants, beach access just a couple of steps away. Very quiet street, plenty of parking options. THE CLEANEST VRBO rental we have ever stayed. Despite being dog friendly property, no dog hair anywhere in the house. We stayed 4 nights with our German shepherd, and the private yard behind the guesthouse overlooking the ocean proved itself priceless. It's tiny, but nicely fenced and clean. INVENTORY. The house had everything we needed and more. Kitchen very well equipped, the bed very comfortable, a nice variety of pillows and comforters, bathroom towels new and nice. Great water pressure and flawlessly working heating system in all rooms. WIFI worked well. The house had a nice variety of movies on CD, also some cool books and board games. CONCLUSION: This is absolutely lovely small rental with a tiny wear and tear here and there. But who likes soulless perfection anyway? The American Classic Guesthouse is affordable, welcoming, comfortable, and cozy. Left us willing to book another vacation there ASAP.

We like the uniqueness of this place for just the 2 of us and our dog. Don't like-it's starting to show it's age (this is our 3rd time in 8 yrs)-deck boards needing replacing, grass was very high in yard so hard to clean up dog poop; floors starting to slant more (kitchen area); floor next to shower gets wet from shower curtain and is starting to show more.

We enjoyed the privacy and cute beachy decor. The view was fantastic. There are so many shops and restaurants nearby that we didn't even have to move our car all weekend.

Location was unbeatable! Steps from Nye Beach access and shops. Hosts were great with communication. Place was very clean and equipped with everything we needed, including an amazing unobstructed view of the ocean. So appreciate that we could bring our dogs and the fenced yard was an awesome bonus.

Perfect week long getaway! All the comforts of home with a lovely ocean front view! The fenced yard was an added bonus for our dog! Super quiet neighborhood and just steps to delicious food and cute shops and the beach. Our hosts answered all my questions very promptly and were very kind and accommodating. It even has a washer and dryer,another added bonus for those wet,rainy days. HIGHLY recommend this place,will be back!

The location was great. We walked to restaurants and had great access to the beach. We had great views of the beach.The apartment was perfect for a couple.The lack of designated parking was a problem. The kitchen light and disposal need repair and exterior lighting could be improved.

This place was perfect for us. Secluded and a beautiful ocean view. Hearing the Ocean made it even better. Beach access is right around the corner.

Great view, guesthouse is small but quaint. Well stocked with supplies for cooking. Bit of a hike to the beach access but not terrible. Stairs required for beach access. Reaurants around the area were good quality but often closed might have been more about being off season (Late September). Walkway to guesthouse has 1 step that not well lit(possible fall hazard). Screens would be nice on windows as the door screen was broken and would stick. Host were great.

Not as clean as I would have liked. The carpet was really dirty. The place smelled like stale cigarettes and the screen for the sliding glass door needs repaired.

I bought my daughter with me. This is our second time.We were disappointed that the futon in the living room was gon and replaced by a small couch. My daughter and I don't sleep together. It was a bit uncomfortable sleeping in the bed together. The backyard was full of dog poop. We had to clean it up before we could sit out on the lawn. We love the place. Except for the two things we still plan on staying again. We'll just bring a mattress for my daughter.

The apartment was just off the beach. We had a front row view of the ocean. The neighborhood is pet friendly and too many restaurants to count within walking distance.

The location is the main draw for this property. It has a million-dollar view of the ocean and it's in walking distance of so many good restaurants and little shops. The property was clean and well-equipped.It was quiet and the wifi was good. The bed was really comfortable. We had breakfast next door at Hotel Sylvia, which has an interesting history and excellent food and coffee.

Check in was smooth and kitchen was clean and well stocked. The blinds in the kitchen were broken which limited privacy and sun protection. The sliding screen door is very difficult to use.

Dream property!! Ocean front view. We enjoyed sitting At the kitchen table enjoying the wave formation, birds the occasional family playing their dogs on the beach (glad we left ours home, so we could enjoy one another). Perfect use of space, nice kitchens, living room, TV with cable an internet. Very short walk to restaurants and shops.

Absolutely gorgeous view of the ocean right on the patio and from in the house. Small garden to let the dog out to do business with supervision. Great and quick communication from hosts. Excellent neighborhood for shops restaurants and easy beach access. Adorable tea bakery across the street. Entrance to property a little dark. Recommend headlamp/flashlight. Small but well appointed. Memory foam mattress.

We enjoyed our stay in this cozy, comfortable rental at Nye Beach. The location was perfect...easy walk to so many restaurants and shops, and the beach. And it is a great location for visiting areas up and down the coast. Even though it's an older place, we stayed nice and warm during the cold, stormy weather. No streaming services, but plenty of cable TV channels to watch, and WiFi was good. Communication with the owners was great...they maintained contact and gave us lots of useful information. We hope to stay here again during another Whale Watch Week.

The back cottage of the property looks directly out on the beach, and the little grassy yard was great for my dog to sniff around. We had a great time, although it's worth noting that the construction on the hotel next door could be disruptive if it kicks up into high gear, given how close the buildings are, and that the mattress is hammocked, making it impossible to sleep in the middle of the bed. Technically 4 people could sleep here but it would be extremely crowded. Overall, I think this was a fantastic deal for me to have a grading escape, and a lovely little spot with an ideal location.

We had a great stay, the cottage is charming and the location is central and great beach views! The little yard was great for our little dog to go outside.

I had a wonderful time, beautiful views, easy access to shops, restaurants, bakeries and, of course, the beach. I slept so well listening to the ocean. My only suggestion would be to replace that futon or get a really comfortable chair/ottoman . Sitting to read or watch tv was uncomfortable. But everything else was very nice and quiet.

My family stayed here for the weekend

We have always been willing to ignore the lack of cleanliness and need of repais because of the beautiful location and fenced dog yard. But the fence was broken down in 3 places and the carpet is still stickisticky to walk on bare footed. There was no hot water and the fix was beyond the yo. cleanliness and need for repais

I would stay here again in a heartbeat! What a cozy cottage with an amazing view and so clean!! You can’t beat the location! The hosts were awesome! Our Shih Tzu and Yorkie loved it too. My only negative is that previous dog owners didn’t pick up their doggie poo. That is so discouraging!

We really liked the size of the rental and its proximity to the beach

This is a perfect little place for a stay! Next to Nye beach and neat shops. The parking is a little tough when busy but we had a great time. Will definitely book again

Cozy little place but a little awkward to get to on the wooden walkway. Has a nice comfortable bed.

Everything was perfect with the exception of the walkway down to the guest house. It was quite slippery, there is no light guiding you down, and there is a step that I couldn't see and therefore, missed. Also, the first railing is broken, so when I went to grab it, it was worthless. Thankfully, I have good balance because a fall would have been very bad for me after having a neck fusion less than a month ago. No other complaints, just watch that walkway people!

We loved this location which was private and quiet with amazing views and access to the beach. The neighborhood has lots of great restaurants and a nice homey feel. Thank you!

Wonderful.

Thoroughly enjoyed our time even though it was stormy. One thing that needs attention is the walkway down. Even with the treads that are down it got really slick in the rain. The back yard steps were very slippery as well. I think maybe some new treads on both would help. Otherwise it was great.

Location and dog friendly made it perfect for this trip. Not fancy, but had everything we needed. For some reason i thought the rental was the whole of a very tiny house. small back apt,and back yard only. It was more than enough for the two+ dog of us. Very clean and comfortable. prob

Really enjoyed our 3 night stay at the American Classic Guesthouse!! The location was absolutely perfect and didn’t need to drive anywhere we wanted to go. The restaurants, shops and beach are all a 5 minute walk at most! The views from the house are amazing and our pup loved the small yard in the back!! The host was very kind and accommodating to all of our needs. We would definitely stay here again!! Highly Recommend!!!

My husband and I just stayed for four nights, the perfect honeymoon getaway. Parking right in front of the main house was never an issue and we left a lot. The sunsets from the deck were clear every night and breathtaking. Beach access was very close to the guesthouse. And the restaurants/bakeries and shops were at your fingertips. We already tried to book for Thanksgiving week 2024 but they're booked. We will definitely be back...take my word and BOOK your next trip here with Jim and Lana.

I believe that this is our 7th year at the guesthouse. The location is perfect. Short walk to the beach/ocean, shops and restaurants. Already plan to return next year and many more years.

A great weekend in Newport.

Greal location and wonderful ocean views. Had everything we needed. The reason 4 instead of 5 Stars: I'm in my mid 60's, and the seating, both inside and out, was uncomfortable. Spent a lot of time whale watching and appreciating the ocean.okay if you weren't needing to sit for veey long.

Very nice sunsets , walk to dinning and shopping.

The location couldn't be better, the guesthouse had everything we needed to enjoy our stay on the beach.

The location is absolutely amazing with a picture perfect view of the beach and ocean right from the kitchen table! The property and furniture is old and perhaps a little tired, and could use some updating. The place was reasonably clean and the kitchen is well stocked for anything you need.
