Hello , and welcome . I have a full DETACHED small one bedroom home on my property .
There was an electrical update a few years ago .
NO PETS , allowed , no exceptions .
NO MARIJUANA , none .
I have both a STILL and VIDEO Camera for arrivals in violation of rules .
I do talk to and interview guests upon arrival .
I am pondering , going to INSTANT BOOKING . I have not in the past for personal reasons .
I want to address this one particular item completely . I do not want EXTRA people showing up here in excess of the amount of people booked here . They are not covered by any insurance . If you do show up with more than booked [ 2 maximum , kids are an exception , ONE child ] I am going to insist extra payment be received .An immediate payment , as this individual was not booked initially I will call the site immediately and expect your payment before entering facility . I will charge a minimum of 70 dollars per night . A child is considerably less, but is charged as well . I say this firmly and as kind as I can , no extra persons here that have not been booked , initially at booking time . EXTRA FEES WILL BE CHARGED or entire party, politely asked to leave . I have had many bring extra people in the past . No more , My kindness is not weakness . I live on a septic system here . Thank you

I STERILIZE THE PROPERTY WITH MINIMUM 70% ALCOHOL MIXED WITH FRAGRANCE . I also use aerosol disinfectants .
THERE IS NO LATE OR NEXT DAY BOOKING , PLEASE . I am not going to be rushed to facilitate you without a vetting process via email . Even upon instant booking , I want reasons why you are staying here . Please .
You must state why you want to rent the property in your initial request . If you do not , you will be asked again . If no information and reasons , again , I will decline booking . I do not need a life story , but motivation for booking is required . Fair and equitable .
Also , if you want to stay longer , it is through the site , if I APPROVE , not on your own assumption or asking , as the liability insurance minus the site would not apply . I will then review your prior time here . This is not a rental it is a vacation stay . Again , . this is not a long term rental . This is fair . Thank you .
I want your stay fun and peaceful. I am simply firm with these things . This is a private property .
There is NO 4:20 friendly here .In other words , NO MARIJUANA . I am diametrically opposed to marijuana , even if it is legal , statewide .
I had a family emergency , but it is dissipating . This place is very nice and private , relaxing as well . There are Elk about , in my yard , frequently and Mule deer and I have a Whitetail Mom and baby , at times . No getting close to Elk , as I will tell you , if they are in my back yard , they are beautiful . However , I allow no approaching , they are huge and have the propensity to run you over .
A beautiful property , just past the Devil's Backbone close to the Big Thompson River , outside of Loveland , on the way to beautiful Estes Park . There are Elk , deer , an occasional Mountain Lion scream at night , and in Spring and Summer , Black bears that are docile and timid , but that frequent the area . If bears are located , near property , guests will be provided a SAFE view from main house , only . Division of Wildlife officers assess , a 100 lb black bear is stronger than any human . So , I ask complete compliance with no wandering around property . I will allow walking in the back area , with proper instruction , if an incident occurs [ they do not on the usual ] , I want you to know , I am not liable and no liability , having warned you of the dangers of wildlife , previously . Please do not simply walk back there , you must ask FIRST to proceed to back area .
I need to reiterate that I do not allow pets . Please , NO PETS ALLOWED . I love animals, but it is not set up for this , especially if a guest leaves a pet alone while sight seeing , or whatever the circumstance during the day or night , a pet is alone in new environment and traumatized . My facility will not bear responsibility for that . I have recurring yearly guests that need a pet and dander free environment .
The home is a small unit , gas forced air . It is warm in Winter . New A/C for the SUMMER . Complete with washer / dryer , full bath with tub and shower , a great bedroom , Queen sized bed , a living room with a fold out futon in living room . I have been told the futon is very comfortable . Complete kitchen ware , micro wave COMPLETE KITCHEN , too . What I lack in home , please ASK .
I ask this very politely [ again ] , If you book with 2 people total , please keep that number on premises. I have had several that have brought people in over night , AFTER booking . This is not acceptable . I feel it is a compromise of my good nature and a lie . Okay The unit is small and on a septic system . So , please .and thank you . As I said above , immediate disclosure of extra patrons and PAYMENT or immediate departure for ALL guests . I will prorate time spent here . Refund the remaining amount . You stay here prior to BOOKING .
There is always a 300.00 deposit . I have NEVER kept anyone's deposit . If there's damage , of course, but to date , no .

This property was the perfect location for us as we have always stayed in the Johnstown, Loveland, Ft. Collins area. While in Colorado, we are outdoors & on the go constantly. This was a GREAT price & gave us a comfortable place recharge at night with a full kitchen to cook & pack a cooler for the next day. The laundry room was a bonus perk. Don't be daunted by the tone of the rules. The expectations are perfectly reasonable and didn't change how we would have conducted ourselves as respectful, responsible renters.
This location was a great out-of-city spot for a short stay. Up Highway 34 toward the Rocky Mountains, it makes a good in between spot if you are looking to go across the mountains and into the city. Mark keeps the place clean and does his best to accommodate. We were not bothered the entire time we stayed! Great stay.
Smooth process
This is a great place for bargain hunters who need a clean place for nights and who plan to be out and about during the day. The guest house is right on HWY 34 (main route to Rocky Mountain National Park), so it's not a peaceful retreat type spot, but a good place for tourists seeing the sights. Mark was flexible and understanding about check in and check out which I really appreciated!
My husband and I enjoyed our stay! Mark is a great host! Can’t beat the price! Has everything you need and if there is something missing just ask Mark. Proximity to Estes Park and RMNP is just right.
Good place to stay. Close to where we wanted to be. The futon made a good bed for me as I prefer a firmer bed. Everything we needed at a way better price then others in the area.

I had a three week stay at Mark's. You need a vehicle although the property is relatively close to town. Mark is a good host. In enjoyed my stay much. A very good rest.
Good price, had all the needed essentials, kitchen, washer/dryer, etc. clean. A little dated, but much better than a hotel at half the cost.
Better equipped then a hotel at less then half the price.
