Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.
Last we stayed in LIV for my mom and brothers. At first I was not sure about this unit but when we arrived it was AWESOME. Loved the amount of space and the Man Cave. Looking forward to trying to rent the same unit for next year but this time with my wife and two kids. Fishing was great with going to the beach and hanging outside in the patio. Even did a load of laundry which I never do but it was like I was home.

There are some issues that I reported but over all nice place and we had a good vacation
I would give a 3.5 star rating if possible -- the location is perfect, loved the layout of the house and the neighborhood is quiet. However, we had a few issues with the home. The main ones: when we arrived the sliding door by the dining room was not locked, the cleanliness of the home was sub-par, and the laundry dryer only blew cold air (fortunately, we have relatives who live in the community and we could dry our clothes there). The property owners did offer to send someone over to remedy the issues, but we didn't want to forfeit any of our vacation time waiting for cleaning or repair staff. There were a few other smaller issues/inconveniences, too. Still, overall we had a wonderful vacation at this property. Tips: If you rent this home, ask ahead of time if the dryer has been fixed. Also, ask if beach towels will be provided or bring your own. The house did not have any.
Upon arriving, screen door was broken off. Walking inside we were hit with the strong aroma of weed and I am sure it is from spring breakers. We had to turn the ac on full blast. We tried to settle in, kitchen drawer was broken as I was looking for paper and pen while on phone call when calling in about screen door as we did not want to be responsible. We tried to unpack our car, unpack our suitcase and settle in but nope got a call from team manager that was coming over. We did not want that but I understand about the screen door flying off, he fixed the kitchen drawer and put the screen door downstairs to fix it later. During our stay, the wifi was not working or available for us to use but the cable works fine in the living room. We had to use our phone data to connect tv in master bedroom. Later on, we noticed the shower head plate in master bathroom was broken down but the shower works fine. The toilet seat was lose in the hallway, was missing a nut. My dog did throw up between kitchen and living room, of course its the weed smell that was affecting us. When we cleaned up the dog throw up, we noticed the floor was very dirty. We sprayed the whole floor and cleaned the floor with paper towels, they were pretty black and full of dirt. They looked really sweeped up and clean but not actually mop the floors? The counter was dirty and sticky, we had to clean the counters. That evening, my dog had a dry shrimp in her mouth which was not from us, obviously it has not been cleaned thoroughly. I sprayed the shower, counters and toilet in bathrooms in case. Honestly, we wanted to enjoy our stay. We would love to stay again but please get the right cleaning team if you can? The neighbors were so friendly, I enjoyed walking my dog and everyone did their duty to pick up poop. It was nice and my dog enjoyed the stay as we felt safe. As we were packing up to leave on our last day, we notice two ladies sitting in brown pick up truck waiting for us which was at 9:30 am? That was creepy being watched while loading our stuff. As soon as we pulled out the driveway and did not leave the street. yet as they pulled right on the driveway, gosh are they in hurry or?
Check in at the welcome center was a breeze and paid a $90 HOA Fee. Received my bracelets for my guests and myself to enjoy the amenities. If you are planning to go golfing be prepared to pay an additional $10 fee per person. That is not part of the HOA fee. The place was very quiet and peaceful. Caught two keeper sized fish (Reds) on the bottom deck. The place has plenty of freezer storage to store your fishing catch of the day.
It was perfect for our family of four and furry kids. We enjoyed having a home away from home.
We enjoyed the amenities on the property. We also want the view from the property. Minutes away from beaches HEB and Walmart, we're helpful doing or stay. Friendliness of staff when needed. Tv we're difficult to work but other than that, the modernness end cleanliness of the home was terrific recommend returning it. The team went above and beyond to meet and exceed expectations for a fantastic stay. Just recommend bring laundry soap for long stays and more dishwasher pods.
