Bugs in the kitchen. House smelled moldy and damp, pink mold found on the lampshades and sheets had stains. Fixtures were in poor shape. Stair case was sticky. No check in instructions, had to call the host to figure out how to get in. Sliding glass door leading to the pool is the main entrance to the unit with no way of locking it when you leave since the lock is only on the inside. Perhaps we’re just used to a cleaner, more well-kept unit but the photos made the unit look like it was in better shape than what we saw. We ended up leaving early to stay in a hotel given the mold concerns. Host was very pleasant and lives on the property but quite frankly I didn’t see any immediate way to make the issue better. I was in a hurry to rectify the situation and just left w/o notifying the host to try to make the best of our stay and avoid unnecessary stress. If you don’t plan on being inside much and the condition of the unit doesn’t bother you then this is a great spot. As a family of 4 with one under 3, this wasn’t for us.

Parking was very tight, would be nice to have a heads up that compact vehicles are best. Great location. Building is dated and needs some deep cleaning, patching and painting. Active bird nest above window in the large bedroom is loud in the mornings. Pool was clean and taken care of daily. Would be nice to have more clear instructions on operating the jacuzzi.

We spent a week here and had a wonderful time. Communication with the owners was very timely, informative and responsive. The place was clean and comfortable for our family of four and well stocked with everything we could have needed. You cannot beat the location to the beach and market- so many spots were well in walking distance. Highly recommend!

This was our third stay here, and it was just as great as the last. Zak was fantastic—quick to respond and very helpful whenever we had questions. We really enjoyed the pool and hot tub, and appreciated having coolers, beach mats, and beach toys available. The short walk across the street to Kailua Beach is incredibly convenient. We’ll definitely be staying here again the next time we’re in town!

Perfect if you want to make breakfast and lunch but go out for dinner. Walk to kayak rentals and market. Very close to Kailua-town. Definitely recommend.

Nice place to stay in Kailua. Pool and hot tub were great, a beautiful oasis and the location near Kailua Beach is great. That said, the living area and kitchen are a bit small and the spiral staircase was challenging even though we are fairly fit. The smaller bedroom is really small and very bright once the sun comes up. Family who own the property are lovely and very friendly.

The location is absolutely the highlight of this rental. The short walk to the beach and easy access to the bike path is superb. There's a nice market walking distance down the street. There's even a nice pool on the property for use. The condo itself is teeny tiny. The photos do not do justice to the small second room, which is really more like a foyer. I felt bad having my older parents stay in that space but needed the normal sized bedroom to fit a crib. I also didn't appreciate from the listing how narrow the steps are up to the bedrooms. It was quite nerve wracking to carry an infant on those stairs.Immediately upon arrival we noted a dead cockroach underneath the aforementioned stairs. Fortunately, no additional cockroaches dead or alive were seen though reviews suggest this is an ongoing concern. I can't say we would stay in this space again but it served its purpose.

We had 4 adults in the apartment. The space is small, but we didn’t spend much time indoors so it worked fine for our family group. Access to the second (large) bedroom and bath is through the first (very small) bedroom, so there’s not much privacy. Parking is available on the property but very tight. Great access to the beach just across the road, and lots of beach chairs, umbrellas, etc provided. Nice to have the pool on site too!

We stayed six nights and were very disappointed, especially after paying over 3,000. The home is outdated, with old furniture, a musty smell, and a toilet that wouldn’t stop running. The pool had missing tiles, was dirty, and the entrance wasn’t cleaned. There was a cockroach issue—couldn’t leave food out—and no stove, only a grill. Birds nested above a bedroom window, making noise early every morning. The owners were kind and tried to help, but the property seems out of their control. The location is awesome, but poor maintenance ruined our only planned vacation.

This property was exactly what we were looking for….cozy - convenient- clean. The master bedroom was much larger than photos showed which was nice. It was a little inconvenient to have to walk through the second bedroom to get to it but the doors maintain privacy. Bathrooms for each bedroom was nice. The kitchen was stocked with all utensils, dishes, and a condiments and a necessary coffee pot. The main thing we loved was a 2 minute walk to a beautiful beach and the beach accessories ! The location avoids the massive traffic in Honolulu so that was wonderful going to the North Shore. We loved our stay here and recommend it 100%

For a week's stay in Kailua, the Palm Villa made for a nice home away from home. The spiral staircase can be challenging for those with aging joints or challenged balance, but we made the best of it by unpacking/packing our suitcases downstairs and carrying the contents up and down in many trips. Susan and Zak were kind and helpful hosts.

All the furnishings were old and worn. Couch was covered by blanket, I assume to hide dirt or stains. chair looked nice, but springs could be felt thru the seat. Mattress and pillows were very uncomfortable, need to be replaced. 1 bathroom was tiny, both had old fixtures. No stove or oven, only microwave. This was not a cheap rental. We won’t use vrbo again. We paid thousands. It was near the beach, but uncomfortable.

Pros: The location across the street from Kailua Beach Park and within walking distance of magical Lanikai beach is amazing! The owners are very warm and generous with pool and beach gear. We also loved having a pool right outside the door. Cons: We saw 10-20 cockroaches per day on the counter, fridge and dish cupboards and what looked like cockroach excrement under the knife block and next to the fridge. The lack of a stove and the fact that the microwave stopped working in the middle of our stay (without much effort to fix it or provide a replacement) made the kitchen unusable for us. The screen upstairs was broken, so the only airflow came from a loud window AC unit. Windows were dirty. There is no bathroom on the first floor. To us, stairs up to the second floor didn’t seem safe for young kids. I appreciated the owner’s quick response times and sometimes creative solutions (duct taping the screen), but overall I don’t feel the pros outweighed the cons. We were disappointed to pay so much for what turned out to be not a very relaxing stay. Next time we will stay in Waikiki and plan a day trip to Kailua.

I've stayed in the Kailua are on previous trips to Hawaii and the location of this property is unbeatable if quick, easy access to the beach is what you want. The pros: location, well stocked beach toys and gear, pool. Communication with the owner was easy and they responded immediately. The Cons: Very tiny kitchen, living room and dining room. It's about 200 sq ft for all 3 rooms combined. All the bathrooms are upstairs so if you have lots of luggage, the spiral staircase becomes tedious to climb hauling things up and running upstairs to use the bathroom is a nuisance. Everything seemed clean but very well lived in. The shower handle fell off in my hand and I tightened it on again. Power seems to be inshort supply, we could only run the hairdryer by itself and no other items or it would stop. We rented a Jeep Wrangler and that was a TIGHT fit for us in our assigned space which was half of a garage. Imagine a scene where a three point exit becomes 4 or 5 point exit.

This was a perfect location for us to do just that! The beach was easy daily access and the pool A great place for us to enjoy breakfast and grilled Meals while also meeting others staying there and finding out about the best local places to go! (Others were there for a high school reunion and spent many years living there, so our timing was great! ) We got the the north shore, tide pools, waterfall hikes, Pearl Harbor, botanical gardens AND a few days to beach walk and hang and identify all the birds and plants we saw and heard . Unbeatable location for sure. Spouse and I stayed for 5 nights in August with 10-year-old kid. The place was the perfect size for our family. A couple was staying in one of the other units but we hardly knew they were there. No stove or dishwasher in the kitchenette but there is a microwave, a good sized fridge, and lots of dishware. Navigating up and down the spiral staircase was fine for us but may have been a bit tricky with smaller kids, older folks, or larger folks.

Location and property were INSANELY perfect. We received a warm aloha welcome from the owners, and they greeted my 6 year old daughter with a lei (which made her day, obviously). The location to Kailua Beach and Lanikai Beach were within walking distance of the condo, and the pool was right outside our front door. It was wonderful having all the beach equipment provided. There is no stove/oven, but we used the microwave to heat up prepared meals they sell all over the island-which was fine, because it gave us a chance to try a lot of the local favorites like Moco Loco and chicken dishes. Hot tub was either broken or off for the season (unsure which, but it was not heated and running) but the master bedroom has a jacuzzi tub. My only complaint was that when we arrived in our Jeep Gladiator rental for the week, we were unable to park at the condo due to the driveway being too narrow- per the owners, we had to use public parking at the beach which wasnt far, but still a hassle bringing beach equipment and groceries to and from the place. Did not see anything in the listing about the drive being for smaller vehicles only, and we would have gone with a smaller car had we known. Because we had to park a ways from the condo, someone hit the Jeep and scratched up the side in the public parking area they sent us to, so now I have to pay for the Jeep to be repaired. Not fun at all. But as long as you are renting a small car and nothing bigger, it is a wonderful place to stay!
