Main Description
Horner Cottage in Luccombe is a delightful, one bed cottage in the heart of Exmoor National Park. Located on the edge of the village of Luccombe - a Domesday Book, National Trust village - it doesn't get much more picturesque than this!

The property is light, airy, well equipped and very comfortable with its own cottage garden and off street parking. Ideal for walkers, cyclists and nature lovers or anyone looking to relocate to the area.

The cottage was converted many years ago from what was once the coach house for the Manor. It's now two holiday cottages, Horner Cottage sleeps 2, and Luccombe Cottage (next door) sleeps up to 4 guests. Horner Cottage is accessed by passing through Luccombe Cottage's courtyard garden (which is gravel) to reach the front door.

The entrance door opens up into a large hallway - plenty of room for coats and boots, etc. The spacious sitting room and kitchen within dining table are on either side of the hallway. Upstairs there is one large double bedroom with bathroom attached. The bathroom comprises bath with shower over, toilet and hand basin.

Sorry, no pets. This property used to accept 1 dog per booking, but after some bad experiences the owner regrets that pets are no longer welcome for new bookings.

The Manor House (where the owners live, and which is next to the cottages) was the original Rectory for the 14th century village church next door.

Please note that there are no food or drink items in the welcome pack, including no salt/pepper/oil/tea/coffee/sugar.


Indoor Description
The cottage is fitted with central heating throughout. There is also an 'electric wood-burner' in the sitting room. Heating, electricity and wifi are all included in the price of the accommodation.

Bed linen and towels are provided, but please bring your own beach towels if you wish to take them on day trips.

The kitchen is well-equipped with a broad range of cooking equipment, pots and pans as well as crockery/cutlery/glassware.

The water supply comes from a local natural spring.

Please note that there are no food or drink items in the welcome pack.

As with much of Exmoor, mobile phone reception in the cottage is very poor. However, if you turn ‘WiFi Calling’ on on your mobile you will be able to make/receive calls/texts over the cottage WiFi - you can often find this tab under Settings and then Phone, or alternatively contact your service provider and ask them to activate it.

Outdoor Description
Horner Cottage has a patio area directly beside the cottage which is gravelled. Both the front door and French doors from the kitchen open onto this area with picnic bench. The property also has a grass area with comfortable loungers. The garden is fenced around the perimeter.

Please note that access to Horner Cottage is across the gravelled courtyard garden of the adjoining cottage and passes directly in front of all the rooms of the adjoining cottage. The view from Horner Cottage sitting room and bedroom windows is into the adjoining cottage courtyard.

Parking
There is parking for one car on the drive, just a short walk from the front door (approx 50 metres).

Please note that the parking area, route to the cottage front door and cottage courtyard are all gravel.

There are usually Christmas services either at Luccombe Church or at Selworthy Church just across the valley.

The region

West Luccombe is a peaceful hamlet in the Horner Valley on the National Trust's Holnicote Estate, at the foot of Dunkery Beacon -- Exmoor's highest point at 519 metres. This is one of the quietest corners of Exmoor National Park.



The hamlet sits within a working 300-acre National Trust farm and is surrounded by some of the finest walking country in the South West. Horner Woods National Nature Reserve, one of the largest ancient oak woodlands in Britain, begins just minutes from the door. The picturesque thatched village of Luccombe, mentioned in the Domesday Book and recently voted one of England's prettiest villages, is a short stroll away.



West Luccombe is a wonderfully quiet base with no pub, shop, or through-traffic. The nearest amenities are in Porlock, approximately one mile away, which has three pubs, two grocery shops, a traditional butcher, chemist, cash machine, hardware shop, visitor centre, and a range of independent restaurants, shops, and tea rooms. Most shops keep hours of 9am to 5pm, often extending during the summer season.



Minehead is the nearest town, approximately 6 miles away, with larger supermarkets (Tesco and Morrisons on the outskirts), petrol stations, high street banks, and a range of shops. Burrowhayes Farm, approximately 200 metres down the road, has a small camping shop useful for forgotten items and offers escorted horse riding in the Horner Valley and on the open moorland.

    Beautiful location to visit al the highlights of Exmoor NP. Cottage is very well maintained. Excellent bed! When visiting Exmoor again we would definitely stay here again!

    Fantastic little cottage, small but not cramped, ideal for two people and our dog. Private, quiet, set in the beautiful grounds of the owner's house, immaculately clean, well equipped with all the extras you could wish for, including a generous and thoughtful welcome pack. Very well situated for walking in the amazing woods and moorland of Exmoor. We definitely hope to return. thank you for a lovely week.

    This is an excellent location for walking the hills and woods around Luccombe and Dunkery beacon. The cottage and facilities are first class but as there are no shops within the village you will need to take supplies or drive out to obtain provisions. If you want a cosy quiet location where you can escape the rat race for a few days than this cottage and location fits the bill. Highly recommended.

    Horner Cottage is perfect for a get away from it all brake. It's a cozy high spec cottage equipped with everything you could possibly need. It is surrounded by wonderful country side with lots of beautiful walk's straight from the door.

    Horner Cottage is a delightful oasis of peace. It couldn't have been more perfect. The cottage was in a beautiful setting and was very comfortable and well equipped to a high standard. Everything we needed, and more, was there. and the lovely garden was the icing on the cake. We had a fantastic stay.

    Beautiful peaceful location, perfect place to relax and unwind.The cottage is one of the nicest we have stayed in, so clean and well equipped.loved our superb welcome pack full of local goodies and even a bag of special treats for Ted our Springer Spaniel which was so thoughtful.Phil was so welcoming when we arrived With lots of suggestions for walks in the area. Will definitely stay here again.
