Enter through the rear of the house into the open hallway. To your right is a full bath with a jetted tub, and shower with built-in seating. The master bedroom with queen size bed and a ceiling fan also has access to this bathroom. Just down the hallway to your left is the kitchen, which was designed to entertain! A large breakfast bar and great appliances are sure to delight the chef in the family. The kitchen is open to the dining and living room which offer two sets of sliding glass doors that lead out to the expansive wrap around deck. Enjoy your morning coffee as you lounge on the deck, and listen to the birds singing. The living room has a built-in wall unit with a beautiful gas fireplace you can enjoy while sipping your glass of Finger Lakes wine.

The open staircase leads you to the second floor. Just at the top is a full bath with tub. To your right is a bedroom overlooking the wooded hill and Esperanza Dr. The second bedroom is to your left and offers lake views and a ceiling fan.

Splash around in the lake if you like. The swimming is excellent with a rocky bottom and gradual drop off, or just relax and take in the fresh air as you watch the boaters go by. Retreat to the covered gravel patio if you are in need of a shady spot. If hiking or walking is your hobby, this property is on a quiet road that leads to Keuka Lake's State Park with miles of trails. Enjoy fine dining at the historic (1838) Esperanza Mansion Restaurant (The Mansion) is also within walking distance less than ½ mile up the hill behind this property. Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests.

2. Homes are not handicap accessible, unless stated in the description.
3. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15.
4. Where pets are allowed it is indicated. Otherwise, pets are not allowed. Homes are not guaranteed allergen-free, even those that do not allow pets.
5. Docking capabilities may vary based on current water levels. Docking is not guaranteed if water levels are low and/or high due to seasonal weather and climate changes.
6. Outdoor amenities, including furniture, watercraft and firepit are not available between October 15 - May 15.
