NEWLY RENOVATED AND PAINTED beautiful third floor condo (No Elevator) with relaxing views. BRAND NEW RENOVATED KITCHEN AND BATHROOM VANITIES. THERE IS CURRENTLY NEW OF THE FOLLOWING: BEDROOM SETS FOR THE QUEEN AND TWIN ROOMS, NEW COFFEE TABLES, CEILING FANS, TV’S, ALL APPLIANCES, WASHING MACHINE, DRYER, COFFEE TABLES, MATTRESSES, BALCONY FURNITURE SET AND MORE.
5 miles from Disney in one of the area's most desirable condo resorts of WINDSOR PALMS. 3 BR/2Bath condo. 5 mins from Margaritaville Sunset Walk restaurants, golf and shopping. Community center which hosts an onsite restaurant, heated swimming pool, kids splash pool, hot tub, basketball, volleyball and tennis courts, arcade, fitness room and even has a FREE 52 seat movie theatre and Tiki Bar. Condo is in close proximity to many great restaurants and shopping. There are a cluster of restaurants within the Margaritaville Complex. Margaritaville is the Promenade at Sunset Walk. It is located less than 5 minutes from the condo.
Some of the restaurants located in Margaritaville are Rock & Brews, Ford’s Garage, The Wharf, Lizzie Memphis Style BBQ, Estevan Kitchen, Capone’s Pizza, Coldstone, just to name a few. There are retail shops such as Sketchers, US Gift Factory, River Street Sweets and a liquor store.
Our resort is a gated community in a 5 star gated resort with 24/7 security and only 5 miles from the Disney Parks; 15 minutes from Universal Studios; 55 minutes to Cocoa Beach on the Atlantic side and only 60 minutes from our favorite Clearwater Beach on the Gulf of Mexico side

Both of these documents will be available after your booking is confirmed. Some information from these forms will be used for the security gate system access. Failure to fill out, sign and return these forms may result in cancellation of your booking per these mandatory community rules. EVERY GUEST NEEDS TO BE REGISTERED. MAXIMUM OF 3 CARS PER RENTAL. NO MORE THAN 7 GUESTS ALLOWED TO STAY IN UNIT OR USE THE COMMUNITY FACILITIES. MAXIMUM OF BEDS SLEEP 6 AND WE HAVE AN AIR MATTRESS FOR THE 7TH PERSON. Some information from these forms will be added to our community security gate system. WE AUTHORIZE A GATE ENTRY PASS FOR THE VRBO ACCOUNT HOLDER WHO RESERVED THE CONDO AND ANY OTHER DRIVER OF THEIR OWN CAR WHO IS A REGISTERED GUEST AND NO ONE ELSE. GUEST GOVERNMENT CREDENTIALS ARE CHECKED ON ARRIVAL. GATE SECURITY WILL NOT MAKE ANY EXCEPTIONS TO THEIR RULES.

This is a self-sustaining rental unit. Starter supplies are provided. Shampoo, conditioner, body wash and hand soap. 3 rolls of toilet paper are provided in each of the 2 bathrooms. 1 roll of paper towels. Dishwasher pods, dish liquid, sponge and some cleaning supplies are provided. We try to keep up on also supplying sugar packets and coffee creamer. Laundry detergent is NOT supplied.

THE COMMUNITY HAS A GARBAGE VALET SERVICE WHICH IS PICKED UP EACH MORNING FROM THE TRASH BENCH LOCATED OUTSIDE THE FRONT DOOR OF THE CONDO. PLEASE BAG UP THE GARBAGE TIGHTLY AND PLACE THE BAGS INSIDE THIS TRASH BENCH. TWO KITCHEN BAGS FIT COMFORTABLY INSIDE THE TRASH BENCH. THE TOP LID NEEDS TO BE CLOSED COMPLETELY. PLEASE DO NOT OVERFLOW THE TRASH BENCH WITH GARBAGE OR THE SERVICE WILL NOT TAKE THE GARBAGE. WE RECOMMEND YOU THROW YOUR TRASH OUT DAILY AND DO NOT WAIT UNTIL THE LAST DAY OF YOUR CHECKOUT TO DISPOSE OF YOUR GARBAGE. ANY GARBAGE LEFT BEHIND TO BE BAGGED BY THE CLEANING SERVICE, WILL BE CHARGED AT $20 PER BAG TO BE PAID BY THE RENTER.

SHOULD THE CLEANING SERVICE ADVISE THAT THE CONDO HAS BEEN LEFT IN A CONDITION WHERE IT WILL TAKE MORE THAN THE NORMAL 3-4 HOURS TO CLEAN, AN ADDITIONAL CLEANING FEE OF $150 WILL BE IMPOSED TO THE RENTER DUE TO THE EXTRA WORK, TIME AND EFFORT NEEDED TO GET THE CONDO READY FOR THE NEXT GUEST.

IF THE SHEETS AND/OR TOWELS ARE LEFT IN SUCH A CONDITION TO WARRANT THEM TO BE SENT OUT FOR CLEANING AND SANITIZING BY OUR CLEANING COMPANY BECAUSE THEY CAN'T JUST BE WASHED IN THE CONDO WASHER, THERE WILL BE AN ADDITIONAL $100 FEE IMPOSED TO THE RENTER. ANY TOWELS OR OTHER LINENS MISSING WILL INCUR A CHARGE OF $10 EACH. PLEASE DO NOT BRING BATH TOWELS TO THE POOL OR ANYWHERE OFF PREMISES. THERE ARE BEACH TOWELS PROVIDED FOR YOUR CONVENIENCE.

CABLE AND INTERNET ARE PROVIDED BY A 3RD PARTY PROVIDER. IN THE RARE OCCASION THAT THERE IS AN INTERRUPTION IN SERVICE, I WILL TAKE ALL STEPS TO ADVISE THE COMMUNITY AND HAVE THEM REACH OUT TO THEIR PROVIDER TO FIX THE ISSUE BUT I AM NOT RESPONSIBLE FOR AN EXTENDED OUTAGE THAT IS OUT OF MY HANDS. it is your responsibility to log out any streaming account of a prior renter on any of the TVs when you check in you must use your own streaming accounts by logging into them such as Netflix, Hulu, Disney, Amazon prime etc. it is also your responsibility to log out of all of your streaming accounts when you check out as we are not responsible for any charges such as movies on demand, games, subscriptions, orders, etc..

AS FLORIDA IS A SUB-TROPICAL CLIMATE, WE LIVE WITH A PLETHORA OF INSECTS YEAR ROUND. WE DO FACILIATE REGULAR, PREVENTATIVE PEST PREVENTION AT OUR PROPERTY. HOWEVER, PLEASE KEEP IN MIND THAT PEST PREVENTION IS BY NO MEANS A GUARANTEE THAT PESTS WILL NOT MAKE THEIR WAY IN FROM TIME TO TIME. SHOULD YOU COME ACROSS A PEST, PLEASE LET US KNOW SO THAT WE CAN SEND OUR PEST PREVENTION TEAM OUT TO DO ADDITIONAL INTERIOR TREATMENT. THE GOAL OF PEST PREVENTION IS SO THAT THE PESTS DO NOT MAKE A PERMANENT HOME WITHIN THE PROPERTY.     Everything you might need or want is provided for you at this condo. The beds & furniture are comfortable, the rooms are airy & bright, the decor is pleasing. We loved the balcony view, we called it the Eagle's Nest! The resort style pool & clubhouse are very nice too. We truly enjoyed our stay here. Thank you Gina & Scott

    Spent a bit of time here after a cruise and getting away from the cold NE winter. Pool facilities were nice, but a bit crowded , as we all needed a break after the past 2 years. Traffic in the area can be a challenge . The unit had adequate space for visiting family, but could use some updates.

    This unit was everything we needed. Spacious enough for 4 adults. The kitchen stocked nicely. The beds were comfortable. About 15 minute drive to Disney Parks.
