2nd Bedroom: Two Queen beds and a Smart TV with an ensuite full bathroom.
Living Area: a Smart TV, and a queen-size sleeper sofa.
Private Balcony: Prime views of the Intracoastal Waterway.
Connectivity: Free high-speed Wi-Fi included.

START-UP SUPPLIES:
To help you settle in comfortably, we provide the following essentials as a one-time starter set:
2 rolls of toilet paper per bathroom & 1 roll of paper towels.
Hand soap, dish soap, dish detergent, and a sponge.
️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

PARKING & ACCESS:
One (1) car per reservation may park in the Garage (or in yellow-lined spots across from the gift shop if the Garage is full) using the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Use Elevator #3 (by the roundabout) to reach the 7th floor.

THE AREA:
Dining: Steps from Crabby Bill’s, Slyce Pizza, PJ’s Oyster Bar, and Lighthouse Donuts. Jimmy Guana’s is located next door!
Explore: Indian Rocks Beach within 3-5 minute walking distance. The coastal trolley stops nearby, making it easy to travel to Clearwater Beach.

⚠️ IMPORTANT POLICIES:
Age: Primary guest must be 25+.
Check-in/Check-out: Self check-in is 4PM or later.
️ Water Park: Closes if temperatures are under 60°F. Wristbands are issued at the gift shop.
Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. ✨

RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign. Your check-in instructions will auto-send at 3PM on your arrival day, provided the agreement is signed.

EARLY CHECK-IN POLICY:
Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions, or transportation issues.

Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of a Hurricane or hurricane aftermath. We strongly urge you to purchase Cancel For Any Reason (CFAR) insurance. Date changes, if allowed, are subject to a $50 fee plus rate differences.

    We really enjoyed our stay at Harbourside! The unit was clean and comfortable (except the couch was not very comfortable!) and in a great location. We spent most of our time on the balcony. We appreciated the communication leading up to our trip. The waterpark was so fun. Would highly recommend a stay here!

    If I could give this property 10 stars I would. We were expecting a few let downs with the back-to-back hurricanes, but this property, IRB and everything in between did not disappoint! Check-in and out instructions were thorough and clear, no issues. The beach toys and equipment was a plus, although we didn't use them. The condo was clean, tidy, well organized and the views were amazing. The sunset view from the 7th floor roof-top balcony was the icing on the cake. The beach is a quick 2-minute walk. Not crowded, friendly locals, soft sand, beautiful shells to collect. The trolley stopped one block away from the condo and for 2 we were able to venture to Clearwater and St. Pete's easily. CVS was right there for all your essentials, including wines and beer. Pipo & Betty's was our first stop every morning for coffee/tea and delicious pastries before we walked the beach. Crabby Bill's gator bites and fried grouper, Chef's kiss. I could go on and on about this amazing experience, but we plan to return with our little kids for the water park when it's warmer. The area is fantastic and you really don't need a car.Thank you so much for allowing us to stay at your condo and escape the 17 degree weather in KY!

    Condo was as described with plenty of room for 6. It was convenient to everything - beach, restaurants and water park. Beach chairs and umbrella were a plus. Our family would definitely stay again.

    Location's great for children, our granddaughter loved the waterpark! The building is old, the elevator is very old. The unit needs major updating! 80s furniture, arms of the couch was threadbare! No shampoo in the bathroom, basic supplies should have been provided! dark brown towels in the bathroom, makes you wonder if they are clean. Also, the instruction to check in and checkout was too long!
