START-UP SUPPLIES:
To help you settle in comfortably, we provide the following essentials as a one-time starter set:
2 rolls of toilet paper per bathroom & 1 roll of paper towels.
Hand soap, dish soap, dish detergent, and a sponge.
️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

PARKING & ACCESS:
One (1) car per reservation may park in the Garage (or in yellow-lined spots across from the gift shop if the Garage is full) using the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Use Elevator #3 (by the roundabout) to reach the 7th floor.

THE AREA:
Dining: Walking distance to 10+ pubs and restaurants including Seafood, Mexican, Italian, and the local Bakery.
Convenience: CVS is located only 1 block away for any forgotten items.
Explore: A coastal trolley stops nearby for easy travel up and down the coast.

⚠️ IMPORTANT POLICIES:
Age: Primary guest must be 25+.
Check-in/Check-out: Self check-in is 4PM or later.
️ Water Park: Closes if temperatures are under 60°F.
Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. ✨

RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign. Your check-in instructions will auto-send at 3PM on your arrival day, provided the agreement is signed.

EARLY CHECK-IN POLICY:
Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues.

Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of a Hurricane or hurricane aftermath. We strongly urge you to purchase Cancel For Any Reason (CFAR) insurance. Date changes, if allowed, are subject to a $50 fee plus rate differences.

    We had a wonderful stay at this condo! The unit was very comfortable and had everything we needed for a relaxing getaway. The location was perfect—just a short walk to the beach and surrounded by plenty of great restaurants. One of our favorite parts of the trip was enjoying morning coffee on the balcony while watching dolphins play in the intercoastal—it was such a peaceful way to start the day. The water park on the property was a huge bonus and provided hours of fun for everyone. The owner was extremely responsive and helpful with any questions we had. Overall, a fantastic experience and we’d definitely stay here again!

    We love Splash Harbor. We have stayed 5 times and will be coming back, just not to this condo. The door outside this unit is right next to the main public deck facing west. It slams VERY loudly every time people go in and out. My kids were constantly woke up and couldn’t sleep with how loud it slammed. Two of the nights we were there had huge teenage parties until we called the cops and our condo contact to break them up. The entire week we stayed there was an awful marijuana smell coming from the condo below us to the point where we couldn’t relax on the balcony or even have the door open and had to stuff towels at our door base to not let the smell in. The host wasn’t able to solve the problem which for $5,500 and not being able to use the balcony nearly 24/7 was ridiculous. The prices have nearly doubled over 5 years, but that’s the world we now live in.

    We had a great stay Harbourside! The kids loved the water park/pool. The beach was a very short walk. Easily doable with a 4 yr old, 2 yr old and infant. The condo was great, very clean, and had everything we needed. The view of the channel on the balcony was great. We would definitely stay again

    We were so excited when we saw the view from this condo, absolutely beautiful and perfect view of the gorgeous sunsets! Several restaurants within walking distance. Easy drive to St Pete and Clearwater. We had a great week and would definitely stay here again!
