THE SPACE:

Primary Suite: Two Queen beds and Smart TV. The spacious ensuite bathroom features a walk-in shower and is also accessible from the living area.
2nd Bedroom Suite: Two Queen beds and Smart TV. Includes an ensuite bathroom with a tub/shower combo.
Living Area: Open floor plan with Intracoastal views, a Smart TV, and a queen sleeper sofa.
In-Unit Laundry: Full-size stackable washer and dryer.
Connectivity: Free high-speed Wi-Fi included.

START-UP SUPPLIES:
To help you settle in, we provide the following essentials as a one-time starter set:
2 rolls of toilet paper per bathroom & 1 roll of paper towels.
Hand soap, dish soap, dish detergent, and a sponge.
️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

PARKING & ACCESS:
One (1) car per reservation may park in the Garage (or in yellow-lined spots across from the gift shop if the Garage is full) using the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Two elevators reach the 5th floor; a third by the roundabout reaches the 8th floor.

THE AREA:
Dining: Walk to Crabby Bill’s, Slyce Pizza, PJ’s Oyster Bar, or Lighthouse Donuts. Enjoy live music and poolside dining at Jimmy Guana’s.
Explore: John’s Pass and Bubba Gump Shrimp Co. are just a 15-minute drive. A coastal trolley stops nearby to take you to Clearwater Beach for a minimal fee.

⚠️ IMPORTANT POLICIES:
Booking surcharge fee for the 9th and 10th guests.
Age: Primary guest must be 25+.
Check-in/Check-out: Self check-in is 4 PM or later. Check out by 10 AM on departure day.
️ Water Park: Closes if temperatures are under 60°F. Wristbands are issued at the gift shop.
Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All 3 thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. ✨

RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign the rental agreement. Your check-in instructions will be automatically sent at 3PM on your arrival day, PROVIDED THE PAYER HAS SIGNED THE RENTAL AGREEMENT.

EARLY CHECK-IN POLICY:
Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues, such as flight cancellations.

Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase Cancel For Any Reason (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

MAIL:
Mail delivery is not permitted at this vacation rental. If you need mail during your stay, we recommend purchasing a local P.O. Box.

    Condo was perfect. My wife and two children and my inlaws had plenty of room. The condo was clean and views of the intercoastal were pretty.

    Did not receive proper door code. Arrived after hours. Had to call emergency number. They provided proper number. Please include emergency number on e mail to make it easier After that was solved we got in ok. 10 am check out made it difficult to get water park passes as they didn’t open until 10 am.

    While Waterpark is on-site, the unit is on the harbor-side of the building and is quiet. A short, safe walk to the beach and local attractions.

    Loved this condo. Everything was clean and well kept. The sunrises ans sets are amazing. I'd just like to add that if you're a shorter person like myself the beds are very high. I'll bring a step next time. Everything else was awesome though.

    Harbourside was a beautiful place to stay close to the ocean! It slept 8 very comfortably and the full kitchen was so helpful! Loved it! Indian Rock Beach is a bit quieter and less commercialized. Great place to stay!

    We just did a quick overnight for spring break with 3 of our kids (ages 7, 10, 12). The unit was very clean and nicely decorated. Beautiful view from the balcony! Comfortable beds. Wish we could have stayed longer. We spend half the day at the beach (which is right across the street) and half the day at the attached waterpark. We’d definitely come back!

    Everything was easy from check in to check out. We even added an extra day. Condo was clean. We had a tiny issue but maintenance was quick in responding. This is our 2nd time renting this same condo within 2 yrs. Kids had a blast at the water park and the beach was absolutely beautiful. Highly recommend.

    Loved the condo and the view from the balcony! For the price, we expected more than what we experienced. The elevators were dirty and very slow and parking was extremely limited in the garage. The waterpark and pool area were WAY too crowded so we didn’t even go back to the pool/waterpark after making rounds of trying to find somewhere to put our stuff. People were smoking everywhere and it just seems like none of the rules are enforced at the resort. We enjoyed the beach and time we spent together in the condo, but we wouldn’t rent here again. The condo was great but the resort/community was disappointing and not worth the price.

    We’ve stayed in a few of these condos and love it. Kids enjoy the water park then when they get enough it’s walking distance to the beach. Hungry well let’s take a walk to a variety of restaurants.

    We felt safe and comfortable at the 2 bdrm condo. The condo was clean, quiet and had great views. Very easy to walk everywhere we wanted to go and get what we needed. Beach, waterpark, food drinks and live music.
