THE SPACE:
Full Kitchen: Fully equipped with all necessary cooking, eating, and drinking utensils.
Primary Suite: King bed and Smart TV. The spacious ensuite bathroom features a walk-in shower and is also accessible from the living area.
2nd Bedroom Suite: Two Queen beds and Smart TV. Includes an ensuite bathroom with a tub/shower combo.
Living Area: Open floor plan with Intracoastal views, a Smart TV, and a comfortable queen sleeper sofa.
In-Unit Laundry: Full-size stackable washer and dryer.
Connectivity: Free high-speed Wi-Fi included.

START-UP SUPPLIES:
To help you settle in, we provide the following essentials as a one-time starter set:
2 rolls of toilet paper per bathroom & 1 roll of paper towels.
Hand soap, dish soap, dish detergent, and a sponge.
️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

PARKING & ACCESS:
One (1) car per reservation may park in the Garage (or in yellow-lined spots across from the gift shop if the Garage is full) using the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Two elevators reach the 5th floor; a third by the roundabout reaches the 8th floor.

THE AREA:
Dining: Walk to Crabby Bill’s, Slyce Pizza, PJ’s Oyster Bar, or Lighthouse Donuts. Enjoy live music and poolside dining at Jimmy Guana’s.
Explore: John’s Pass and Bubba Gump Shrimp Co. are a 15 minute drive. A coastal trolley stops nearby to take you to Clearwater Beach for a minimal fee.

⚠️ IMPORTANT POLICIES:
Age: Primary guest must be 25+.
Check-in/Check-out: Self check-in is 4PM or later. Check-out by 10AM on departure day.
️ Water Park: Closes if temperatures are under 60°F. Wristbands issued at the gift shop.
Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All 3 thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. ✨

RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign the rental agreement. Your check-in instructions will be automatically sent at 3PM on your arrival day, PROVIDED THE PAYER HAS SIGNED THE RENTAL AGREEMENT.

EARLY CHECK-IN POLICY:
Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues, such as flight cancellations.

Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase Cancel For Any Reason (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

Mail delivery is not permitted at this vacation rental. If you need mail during your stay, we recommend purchasing a local P.O. Box.

    Great spot with nearby food and beautiful beaches. Took our three teens who appreciated the ability to spread out and have their own spaces. Especially enjoyed watching the boats come and go from the balcony overlooking the inner coastal.

    My family and I had an amazing experience. It was clean and well stocked. Great location near all of the activities you could hope for. Beaches were well kept and did not feel overcrowded. Just wish the waterpark and poolside bar was open longer.

    Beautiful place! Gorgeous view. Relaxing balcony. Walking distance to beach, restaurants, and entertainment. Would definitely stay again. A little warning though… if you’re checking in on the weekend, no one is in the office so you will need to call the emergency number given to you on the recording if you have any questions or issues. They were very helpful.

    We had a nice vacation at this property. We thought it was very nice to have the closet full of beach accessories. I say 10/10 to this host for just having hand soap, kleenex and more than 1 roll of toilet paper. Of course I packed some, so I paid it forward and left it for the next guests. My only complaint is that the throw pillows on the couch need to be tossed or get a good cleaning. You can tell people sit on them and they're quite dirty. I'd add to the listing that there's a Keurig so folks can bring their K-Cups from home too. We would definitely come back.

    Best location. It’s a very small walk to the beach. The pool and water park area is extremely beneficial for families with young to early teenage kids. The room was clean and comfortable and had a lot of extras such as beach towels, puzzles and games.

    This is our second time staying at Harborside but first time staying in this condo. We loved it! We traveled with a family of 5 with 3 young children. The kids loved the waterpark and we loved having the passes included because little ones only wanted to spend a few hours at a time there and we could come and go easily! Property was easy to find, plenty of parking, and clean. We also enjoyed having the beach towels and gear to use!

    We loved the property and location. Unit is fabulous and well maintained. Only reason we didn't give 5 stars is the building seems to have some units rented to at max capacity occupancy. We had 4 people in a two bedroom. There were multiple units that had 8 people+ and that causes issues with elevator waits and parking - we couldn't get in the garage.
