THE SPACE:
Full Kitchen: Fully equipped with all necessary cooking, eating, and drinking utensils.
Primary Suite: King bed and Smart TV. The spacious ensuite bathroom features a walk-in shower and is also accessible from the living area.
2nd Bedroom Suite: Two Queen beds, Smart TV, and a private balcony overlooking the water park. Includes an ensuite bathroom with a tub/shower combo.
Living Area: Open floor plan with a Smart TV and queen sleeper sofa.
In-Unit Laundry: Full-size stackable washer and dryer.
Connectivity: Free high-speed Wi-Fi included.

START-UP SUPPLIES:
To help you settle in, we provide the following essentials as a one-time starter set:
2 rolls of toilet paper per bathroom & 1 roll of paper towels.
Hand soap, dish soap, dish detergent, and a sponge.
️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

PARKING & ACCESS:
One (1) car per reservation can park in the Garage (or yellow-lined spots across from the gift shop if the garage is full) with the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Three elevators provide convenient access from the ground level to the unit and sundecks.

THE AREA:
Dining: Walk to Crabby Bill’s, Slyce Pizza, PJ’s Oyster Bar, or Lighthouse Donuts.
Explore: A coastal trolley stops nearby to take you up and down the coast for a minimal fee.

⚠️ IMPORTANT POLICIES:
Age: Primary guest must be 25+.
Check-in/Check-out: Self check-in is 4PM or later. Check-out by 10AM on departure day.
️ Water Park: Closes if temperatures are under 60°F. Wristbands issued at the gift shop.
Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All 3 thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. ✨

RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign the rental agreement. Your check-in instructions will be automatically sent at 3PM on your arrival day PROVIDED THE PAYER HAS SIGNED THE RENTAL AGREEMENT.

EARLY CHECK-IN POLICY:
Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues, such as flight cancellations.

Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase Cancel For Any Reason (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

MAIL:
Mail delivery is not permitted at this vacation rental. If you need mail during your stay, we recommend purchasing a local P.O. Box.

    We stayed onsite previously in another unit. That stay was exceptional. We booked thos unot based on the great reviews. The unit itself was clran but the carpets and throw rugs wete filthy. To the point of having to wash our feet before going to bed even after showering an hour before! Most of the electrical plugs (80 percent) will not hold a cord. They are worn out and the door for A unit is very hard to open. It gets stuck and jammed. The pots pans and dushware need replacing. The skillets are warped so different to cook in. We were offered a cleaning crew to come up and do the floors bit the bare floors were not the ussue. We love the area and the condos but will definitely chose another when we return.

    The condo was excellent and Well appointed in kitchen and with extra sheets if needed. Hot water was great with 4 people. Easy walk to beach. Property mgr. was very prompt with any questions or issues. I had one issue with A/C and someone was out within 2 hours. Loved both the balonies and property staff (restaurant, bar, pool, ect..) were very nice

    We chose this property to celebrate my birthday weekend and had a wonderful experience. The check-in process was simple and straightforward. The host was very responsive and attentive, quickly assisting us whenever needed. The home was exceptionally clean, comfortable, and well-stocked with amenities. The wagon and beach chairs were a thoughtful and much-appreciated bonus.The only challenge we encountered was the limitation of just one parking pass, which made parking a bit difficult since our group traveled separately from different parts of Florida. However, we understand that this was outside of the owner’s control. Overall, we truly enjoyed our stay and would highly recommend this property. We plan to visit Gaian with our grandchildren in the near future.

    Great place to stay. 15 Nnutes south of Clearwater. Beach was not crowded and there are places to each wishing walking distance. Unit is clean with plenty of space. It’s a corner unit so you have 2 balconies. Parking in the structure was challenging due to the holiday weekend. Property mgr was responsive and highly recommend staying here. We did not use water park facilite so since it was a bit cold. It’s a great value for all the space.

    The property managers gave very clear and easy to understand instructions about check-in and check-out process. Our kids loved the waterpark and were literally steps away from it. Quick easy walk to the beach. Overall very nice stay. I would definitely recommend this place to others.

    This is now our second stay here and we love it! It is very close to the beach and has all the beach stuff you need. It takes about 1 minute to walk down to the pool/water park. It's walkable to CVS, Crabby Bills and a coffee shop. We love it here and plan to come back again next year with our 2 children again.

    We had a great time at the house! We loved the pool area and the lazy river. Everything was clean and in place when we got there. The only thing was the coffee pot was broken and once we notified someone they had a new one at the door within an hour! We will be back soon. Thank you!!

    The location was great. Parking pass and 4 water park tickets were included. Waterpark is right outside your door and the beach is a 2 minute walk. The place was clean and provided plenty of towels and beach gear. The property manager was very responsive. We will try to stay here again in the future!

    The condo was very inviting, we feel very much at home, the kitchens was equipped with all we needed for adults and kids. Plenty of towels and the toiletry to get us started , beach towels were provided, but we bought our own, Very clean we were surprised how roomy all the room at this condo.. love the two balcony’s, I was able to watched my grandkids and other from the balcony over looking water park. In the morning we sit on the opposite balcony to watch the sunrise, the view is beautiful. We so glad to has book this unit. Thank you so much for a chance to enjoy your condo, we would love to stay there again. The Jones Family

    We had a lovely visit! The place was clean, had plenty of space, and lots to do. Me and my husband loved reading on the back balcony. The boys loved the waterpark. I feel this is one of the better units available. No complaints here!
