THE SPACE:

2nd Bedroom Suite: Two Queen beds, Smart TV, entertainment center, mini-fridge, microwave, and coffee pot. Includes an ensuite bathroom with a tub/shower combo.
Living Area: Open floor plan with a Smart TV and queen sleeper sofa.
In-Unit Laundry: Full-size stackable washer and dryer.
Connectivity: Free high-speed Wi-Fi included.

START-UP SUPPLIES:
To help you settle in, we provide the following essentials as a one-time starter set:
2 rolls of toilet paper per bathroom & 1 roll of paper towels.
Hand soap, dish soap, dish detergent, and a sponge.
️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

PARKING & ACCESS:
One (1) car per reservation can park in the Garage (or yellow-lined spots across from the gift shop if the garage is full) with the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Two elevators travel to the 5th floor; a third by the roundabout reaches the 8th floor.

THE AREA:
Dining: Walk to Crabby Bill’s, Slyce Pizza, PJ’s Oyster Bar, or Lighthouse Donuts.
Explore: A coastal trolley stops nearby to take you up and down the coast for a minimal fee.

⚠️ IMPORTANT POLICIES:
Age: Primary guest must be 25+.
Check-in/Check-out: Self check-in is 4PM or later. Check-out by 10AM on departure day.
️ Water Park: Closes if temperatures are under 60°F. Wristbands issued at the gift shop.
Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All 3 thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. ✨

RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer is permitted to sign the rental agreement. Your check-in instructions will be automatically sent at 3PM on your arrival day PROVIDED THE PAYER HAS SIGNED THE RENTAL AGREEMENT.

EARLY CHECK-IN POLICY:
Because we have a high amount of same-day turnovers, we kindly ask that you refrain from asking for an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues like flight cancellations.

Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase Cancel For Any Reason (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

MAIL:
Mail delivery is not permitted at this vacation rental. If you need mail during your stay, we recommend purchasing a local P.O. Box.

    Great location. Unit was very nice and comfortable with a great view of the inter-coastal. Pool was great with a walk up bar. Complex is walkable to great restaurants and the beach. Only thing that could be improved on is beach items; new adult beach chairs (and more of them) and a new cooler would be great.

    We were not told the pull out bed was broken & when i emailed the ppty mgr, they responded that they already knew that & that there was a blow up mattress. The blower was rechargeable but on a 3in cord & designed in such a way you couldnt charge it & use it at the same time. Also not a quick charge. It took over 2hrs to blow up the mattress waiting on the blower to charge up enough to use. Their response was to go to walmart & buy another bed & theyd reimburse the cost. The pool pass/wrist band was a complete hassle.. if u plan on going to the pool, go stand in line EARLY bcz the swim park is open to the public to buy tix & the line literally goes around the block. There is no consideration if you are paying $ to stay at the resort & already hv passes. They need to hv a separate desk or option for actual guests staying to expedite. The pool/lazy river gets VERY crowded & there are very few umbrellas or shaded areas. Otherwise the resort is pretty quiet & close to good restaurants & the beach (1 block from beach). Parking is ridiculous & the garage is not well designed. We saw no fewer than 3 cars get stuck on the lower floor bcz theres no turn around when that area is full. The elevators are VERY slow & not air conditioned so its like being in an oven bcz it literally is one. The icemaker in the unit we stayed in was quirky too...it wouldnt give ice then when u pull the cup away assuming there was no ice to dispense, it would spill ice all over the floor. Annoying.

    All of the supplies (laundry soap, bath soap) were not provided.Master bedroom bed was lumpy and soft. Pillows were like bags of hard sand.Check-in procedures were cumbersome.

    The unit was very nice, clean and had every thing we needed. I have used VRBO and stayed in this particular building in other units as well. The only suggestion I have is, the master bedroom bed frame sticks out and I banged my shin pretty hard in the exact same spot twice with in 3 hours of checking in. I slid the bureau over a little.

    Shoutout to the cleaning staff because this was the cleanest vrbo rental I’ve ever had. It was very nice having all the beach supplies with flying you don’t have room to pack those things even having beach towels supplied is huge makes flying so much easier when these are supplied. Having a full size washer and dryer was really nice too. Really the only thing that could be better is being beachfront but the walk to the beach was not bad at all.

    Everything was nice from location of condo to restaurant, water park right on the back side of the condo, and 5 minute walk to the beach from unit. Elevator worked properly which made it easy to load and unload car. Only down side the master suite mattress needs updating.

    Very clean and well furnished unit. Balcony has a great nature view. We saw a lot of birds, fish, and bunnies. Perfect for kids as a water park is located on site. Full kitchen really helps to keep the cost of eating out for a family down. communication with staff easy. Will stay again!

    We really enjoyed this location. My son loved the water slide and the adults enjoyed that everything else (restaurants, beach and shops) are walkable within 1-2 blocks. When I initially booked the listing I missed that they have a pack and play there as well as wagon, , chairs, umbrella and toys for the beach you can use. What a nice surprise!
