Blue Mountain Beach Condo is a Gulf-front, low-rise, low-density complex with only 48 units, secluded on the south side of 30A. All units open into the breathtaking indoor 50-foot atrium, filled with natural light. Guests will love the Gulf-front pool, hot tub, and private gated beach access, as well as the grilling area and fitness center!

The peace and beauty of the beach at night is hard to beat! Therefore, every beach vacation should include a bonfire. Excel Beach Service’s professional beach bonfire services for Blue Mountain Beach Condos bring everything down, so all you have to do is show up! They handle the permit, the setup, and the breakdown, and include an attendant and chairs. Service is offered nightly, weather permitting. Only one fire is allowed on the property per night. The 27-mile bike path provides hours of fun and exercise for the whole family as you ride a safe and easy path from Inn at Blue Mountain to shops, art galleries, restaurants, Seaside, Watercolor, Grayton Beach, or Topsail State Park, and other beach areas. Bike rentals are available and within walking distance at Big Daddy's Bike Shop.  Enjoy a ride-along on 30A. 

Bike over to Blue Mountain Beach Creamery for some homemade scoops that will have your taste buds coming back! You'll have an array of dining options as well!

The snorkelers in your group will love the new artificial reef called Sea Turtle Reef, deployed in 2017. Located just 783 feet out from the Grayton Beach State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Sea Turtle Reef is at a depth of 12-19 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!

    The Security Guard under HOA guidance basically stalked our teenagers all week. We’ve stayed in this property several times without issue but something must have changed recently because it was very clear that they do not wish to have teenagers on the property. Even the adults in our group were shushed for playing cards just past 10pm one night. Unfortunately will have to look elsewhere for our next trip.

    Excellent location. The unit was exactly how it was described on VRBO. The check in and check was a breeze. I had a couple of questions before and during my stay, Mariah, Jeanna, promptly responded. I will definitely be back.

    We were given two different addresses to use to find the property. Both addresses took us to private neighborhoods, which did not provide access to the condo. We had to receive directions from a security guard at a neighboring subdivision. When we entered the condo, it smelled like pickles… I read that in a review from a few months earlier, but I thought surely the smell would be gone. Nope. If you have more than 2 vehicles, be prepared for confusion when trying to obtain a 3rd parking pass. I talked to multiple different people that told me multiple different things. Some told me I could request one, then the others told me there was a maximum of 2 passes. It turns out that you can get 3, IF there is availability in the gravel lot. If you are traveling during a busy season, be ware of this as they may not be able to accommodate your 3rd vehicle. The gravel parking lot is a good hike away, and if they isn’t parking in the gravel lot, you have to pay $12/night for parking 15 minutes away. In the description of the condo, it says that there’s a fully stocked kitchen, yet we struggled to find pans and cooking utensils. There was mold in the master shower, and the washer/dryer combo was very loud. There was an ice machine in the parking garage; however it did not work. Overall, the condo was very clean, check in was easy, the beach was easily accessible, but there are other things that need some improvement.

    Love this area. Very close to beach and overall it was a fun stay. Only complaint is that the apartment has a weird smell to it. Smells like pickles.

    Our family was able to stay together. The condo was awesome, had all the items listed online. I do wish the deacription explained a little more about beach items. No need to bring tents, as they are not allowed. A beach umbrella and 2 chairs come with the condo and you can rent more during your stay. Overall, we had a wonderful time!!
