Our unit was clean and attractive but the kitchen was way too small and very dated. For the price we got exactly what we expected.

Overall, I recommend this vacation rental. Reviewer Comments: Summit 407/A Lockout was perfect for our family. We had plenty of space for the 8 of us in this three bedroom and three bathroom setup. The living area was a great size with a beautiful view and balcony overlooking the pools, trees, and beach in the distance. The kitchen was equipped with everything we needed. The master bedroom was beautiful with all the windows and another access to the balcony. There are actually two balconies when renting both units which was wonderful. We appreciated the beach chairs and umbrellas that were provided as well as the fans we had access to. The miniature golf and beauty of Tops’l were added bonuses. We liked the location as we were out of the busier areas. Communication in regards to the unit, parking, etc was clear, prompt, and appreciated. Overall, we had a fantastic experience! We’d love to stay here again.

Overall, I recommend this vacation rental. Reviewer Comments: Nice place. Love the resort but the walk back from the beach got old. Thankfully, there was a shuttle that resolved that. Somebody’s kid pooped in the pool. The one day we wanted to use it, there was a turd floating around and everybody had to get out. Dishes were still kind of dirty and there were still some pubes in the bath jet tub. We didn’t use it but probably would have. Would stay here again but the Sandestin Hilton Resort next door is way nicer.

My birthday is Memorial Day. Great to get away with my 3 teenagers to Destin (NOLA's backyard). The place was fine. Even nicer renovations in Tops'L Summit, but 407 was fine. Had a great time.

Good experience. Check is was good except they said they would email codes and I had to call for them. Not a big deal. The units were nice and equipped with almost everything we needed. Close proximity to beach. We could see the ocean from balconies. Pools were nice. We had access to 2 of them. We tried bar at pool, bartenders were nice and food was good. We thought we had access to some kind of fitness center and we didn’t. I would double check that if renting. That was a big downfall for us and we probably wouldn’t rent here again because of that, but something we didn’t double check on. Our bad. Carpet was a little dirty and stained, all pillows were hard, and beds were a little rough. One king slept good, both had 3” mattress toppers on older mattresses we guess. Our mattress sunk even with mattress topper. Twin beds were hard. Sleeper sofa was nice according to college age kid. Overall great stay. Wish we would have had some kind of paperwork on restaurants and specials going on. Maybe it was in app but app seemed to bury things. And maybe we are old fashion and just like a piece of paper. One other downfall was if you don’t rent the blue chairs at beach you have to go down a ways because they put so many chairs out. And the two properties that are adjacent to Topsl don’t want you on their property at the beach. I give Gibson Beach Rentals 4/5 stars.
