    This day was perfect. That’s what we needed. The pools were heated and very nice to use on the cooler days. The rental had all the amenities needed. Easy location to drive to and from places. People were encountered were friendly and nice to chat with.

    Our family of 6 had a great stay. Rene was great to rent from. She was quick to respond to questions. Condo was very clean. FULLY stocked kitchen with nice kitchenware to make meals for a large family. My kids really enjoyed the large soft blankets to snuggle up on the couch. Towels, cooler, wagon, and beach umbrella all provided. The umbrella stroller was a lifesaver for our 1 day at Disney with a 2yo. We could truly tell that she cares that her guests have a great stay. She even brought us donuts! 10/10 would recommend and we will stay again.

    Our second time staying at Jamaica Royale, first time at this condo. Pros: Location! Location! Location! 1-2 minute walk to the large, private, beautiful white sand beach ~ of which is private to Jamaica Royale guests .... HUGE bonus! Many options for transportation all over the Key (they run on tips only)! Great beach decor in condo and great patio furniture! Alexa dot in the unit (lifesaver since we forgot to bring ours)! Keurig and regular coffee maker. Cons: The unit could use a really good deep clean to freshen it up and make it feel really clean. We weren't told about the upstairs deck being under repair, and a padlock was on the sliding doors, so that was a bummer; I'm assuming that due to the significant rain, cockroaches find their way in ... saw a couple in the downstairs bathroom; both bathrooms are super tight - and have no fans. It's a great place when considering the location and price!

    Condo was neat, clean and comfortable. Gate issue quickly resolved by property manager. Close to pools and beach - overall, I would visit this location again and feel the price was fair.

    The location was great. Parking was right outside the door in a covered area. There were several rainy days during our stay so the covered area was convenient. Our calls for assistance were answered by Ahn promptly and the maintenance man who came in to help with the dishwasher and TV was professional and competent. The biggest problem was the lack of access to fresh air in the master bedroom. The sliding glass doors were padlocked due to a deteriorating balcony which is a safety hazard. When renting this unit last year, it seemed the repairs would occur before we arrived. Unfortunately now it won’t be until sometime next year, If the weather is hot and AC is constant, this would not be a problem except that it restricts access to a possibly pleasant sitting area outdoors. Our February week had more chill than heat. Being so close to the Gulf and not being able to enjoy the fresh air was uncomfortable and frustrating. It is the #1 reason why we found another unit at Jamaica Royale for our return next year. This complex is well maintained, quiet and well situated. PH3 was clean but is dated and in need of renovation. The ground floor patio has wooden supports holding up the upstairs balcony but the patio furniture is the best in the whole complex. Really really nice. PH3 is on the shady side so in hot weather it is a plus. In cooler weather there is no sun to sit out in and to enjoy that nice patio furniture. Overall it served our purpose.
