Your booking is with Island Real Estate Vacations. We will send you check-in instructions 30 days prior to your arrival date. Please review the cancellation policy prior to booking. Island Real Estate Vacations will charge your credit card for your deposit payment. You will also see a separate charge by VRBO for their service fee.

Payment of reservation deposit is considered acceptance of all terms regardless of signature status of contract. Guest is responsible for adhering to the rental terms and dates. Any error on Guest’s part is not the responsibility of the agent. Sub-leasing of your vacation rental is strictly prohibited. A mid-stay clean and charge equal to the standard cleaning fee are required for all stays 21 nights or longer. By providing your phone number, you agree to receive text messages from our company. Message and data rates may apply. Message frequency varies.

Your final balance is due 60 days prior to your arrival date. Please note unless alternative arrangements are made, the bank account or credit card on file will be charged your remaining balance automatically at 60 days. If you do not wish to pay with the bank account or credit card on file, please reach out to pay several days in advance of 60 days prior to your arrival. If you initially paid with an eCheck and received the booking incentive, please remember future payments must also be made with an eCheck. Any refunds on checks and echecks will be delayed at least 14 days after deposit or until funds are verified.

Anna Maria Island’s noise ordinance aims to ensure citizens can enjoy a peaceful environment. The ordinance applies to all areas of the city, including public and private property, and places of business. It defines noise as any sound that annoys or disturbs a reasonable person of ordinary sensibilities or causes or tends to cause an adverse physical or psychological effect on such reasonable person. The noise ordinance limits the maximum permissible noise levels to:
7 AM–10 PM: 65 decibels: (Consistently shouting in the pool exceeds 65 decibels)
10 PM–7 AM: 50 decibels: (An audible conversation from 50’ or 15 meters away exceeds 50 decibels)
The ordinance also prohibits plainly audible noise, which refers to any sound that can be clearly heard by a person using their normal hearing faculties. This means that a person can still be in violation if the noise can be easily heard by responding officers from a distance of 100 feet from the property line. Fines for excessive noise can range from $100 to $1,000.

    The property is wonderful! The space had everything we wanted and needed! Only got to stay 4 of the 7 nights we had booked. If we come back, would definitely stay in this property again! Great location. Convenient to beach and our favorite restaurants.

    We greatly enjoyed our stay. The place was perfect and fully stocked for a week vacation at the beach. I noticed a few of the reviews complained about noise, but we didn't find this to be a problem at all. The tiki hut across the hut had live music, but it was typically late afternoon and early evening, so we enjoyed listening from our balcony, and it was quiet by the time we went to bed. Highly recommend!

    We have been coming to AMI for over 20 years and have stayed in a variety of locations all over the island. This condo is beautiful and in a fantastic location in terms of proximity to the beach and several great restaurants. The condo itself is designed well and is beautiful inside. The views are nice and the screened in porch is great! The close proximity of the condo to the pool was convenient as well and the pool was never crowded even though it's relatively small. The beach seems to be much less crowded down in this area, even on a busy week in April which we really enjoyed. Very simple, short walk to the beach. The island tends to get very busy from a traffic standpoint from Manatee bridge north and from Cortez bridge south. With this property being located in the middle of the two it seemed to have less overall traffic and making getting on and off the island easier. The ability to walk to Bridge St (less than 10min walk one way) was very nice for shopping, restaurants, putt-putt golf, etc. and prevented us from having to drive as many places as we normally do. The biggest downside to this condo, and the only thing that would make me re-consider renting it again in the future is the music that comes from across the street at night. 5 of the 7 nights we stayed there was LOUD, LOUD music and bass being played across the street that continued until 1030pm each night. If you have young children or tend to go to bed early this is something to be aware of!

    Great location, plenty of room for a large family. Community pool but conveniently located next to the home. A short walk will get you to the beach. You get the best of both worlds, you get to see the sunrise over by the bay side and the sunset by the beach!! Will come back any time.

    This unit was in a great location. Near pool and within walking distance to many restaurants and shops. Quiet too. Could also sit on screened in balcony and listen to live music down the street. Master bedroom was huge and bed was very comfortable.

    Location is fantastic and the place is beautiful. Would definitely stay again. Only items the owner / management company should consider are providing a bit more to help keep things clean. Only a few garbage bags, very small amount of soap and laundry detergent and were provided. As much as we spent for the week for our family it was the small stuff that was lacking and is maybe a few extra dollars to provide? Don’t skimp on the items needed for a family to cook, clean and do laundry for a week. Glassware was dirty and had to be cleaned. Vertical blinds are old and a few kept falling off. Outdoor TV not working as well as outdoor fan. I would stay again - just spend a few more dollars on the small stuff.
