The Space:

This three-level SnowPine Village townhouse is a year-round retreat for families and groups. In the summer, guests are steps from hiking, mountain biking, golf at Holiday Valley's Black Diamond Golf Course, and pickleball courts within the SnowPine Village community. Central A/C keeps the home comfortable during the warmer months.

Guests enter through a private entrance into a large mudroom, ideal for storing golf bags, hiking gear, and bikes during warmer months, or skis, boots, and outerwear in winter. From the mudroom, you step directly into the main living level.



The main level serves as the primary gathering space. It features a large living room with a Roku TV and gas fireplace, creating a comfortable spot to unwind after a day on the mountain. A dining area sits between the living room and the kitchen, making it easy to enjoy shared meals and games. The full kitchen opens to both spaces, allowing for easy meal prep while staying connected with the group. A half bathroom is also located on this level for convenience.



Upstairs, the entire upper level is dedicated to the primary suite. This spacious bedroom includes a king bed and its own private ensuite bathroom, offering privacy and a quiet retreat from the rest of the home.



The lower level includes two additional sleeping areas, a full bathroom, and laundry. One guest bedroom features a king bed and its own Roku TV. The bunk room is designed for flexibility and includes a twin-over-twin bunk and a twin-over-full bunk, along with its own Roku TV. This setup sleeps up to five and works especially well for children, teens, or mixed groups. A washer and dryer on this level are helpful for longer stays.



High-speed internet is available throughout the townhouse, and Roku TVs provide access to streaming services as well as Spectrum cable via the Spectrum app. With multiple levels and separate sleeping areas, the home allows guests to spread out while still enjoying shared living spaces.



When winter arrives, enjoy true ski-in/ski-out access with the SnowPine Lift just steps away, making this townhouse a convenient base for enjoying Ellicottville year-round.



Guest Access:

Guests have full access to the townhouse. Any owner storage areas are locked and not accessible. Entry is via keyless self check-in, with instructions provided prior to arrival.

SnowPine Village is a quiet, wooded community located directly on the slopes at Holiday Valley. In winter, guests enjoy true ski-in/ski-out access via the SnowPine lift. Outside of ski season, the area offers easy access to golf, hiking, festivals, and dining in Ellicottville, which is a short drive away.
