Welcome to Phoenix 505, a bright and inviting oceanside escape with beautiful views of the beach and ocean. Located in a well-kept mid-rise building, this spacious 2-bedroom condo with an additional den is designed for comfort, convenience, and effortless beach living.



Step into the open living space, filled with natural light from large windows that frame the ocean just outside. The private balcony is perfect for morning coffee, relaxing afternoons, or quiet evenings with the sound of the waves. The full kitchen includes all major appliances and a drip coffee maker (please bring your preferred grounds), making vacation meals easy and enjoyable.



The den and living room each feature a queen sleeper sofa, offering flexible space for additional guests. A full-size washer and dryer add convenience during longer stays.



From the moment you arrive, we want you to feel right at home. That’s why we provide a complimentary starter kit with essentials for your stay. The kit includes body soap, shampoo, toilet paper, paper towels, dish soap, laundry detergent, dishwasher pods, and a sponge — everything you need to get settled in right away.



All linens and bath towels are included with your stay, and every bed will be freshly made before you arrive.

We’re delighted to welcome you to one of our vacation homes and want your stay to be as enjoyable as possible. Please keep in mind that beach life sometimes brings shifting weather, town celebrations, or nearby construction. You may also encounter local wildlife such as seagulls, raccoons, foxes, or the occasional bug. Our homes are treated regularly, but a touch of the outdoors is part of Ocean City’s natural charm.



If something feels off — whether it’s an appliance not working correctly or an unexpected maintenance issue — please let us know right away. A quick photo helps, and our team typically responds promptly to resolve anything with as little disruption as possible. While these types of issues don’t qualify for refunds, we’ll always do our best to make your stay smooth.



After booking you will be asked to complete a check-in form. This form includes providing your name, birthday, photo ID, and signing a rental lease agreement. All information is stored internally and not sold to any third party as this is how we verify age and legally protect our homes.



All rentals include our full linen and towel package. Every bed will be made before you arrive, and each guest receives one bath towel along with fresh sheets and pillowcases.



Please respect the home as if it were your own. An additional $500 excessive cleaning fee may apply if the property is left in unacceptable condition, such as requiring cleanup of vomit or urine.



Ocean City has adopted a noise control ordinance that makes it unlawful to cause or permit noise levels which exceed those established by the Department of the Environment of the State of Maryland (COMAR 26.02.03.02) or are in violation of Chapter 30, Article V of the Town Code. It shall be a violation of this agreement and grounds for eviction under Maryland law if these noise levels are exceeded as a result of activity on this property. Ocean City has other noise ordinances, which are criminal offenses if violated.

    The property was beautifully updated with exception of the beds and kitchen appliances. The kitchen was well stocked and met all.9f our needs. The location to the beach was perfect. We enjoyed both sunrise and sunset on the balcony. We really enjoyed our stay.

    Excellent ocean view and easy access to the beach. The unit fits 4 comfortably as other sleeping arrangements would be to be in the common areas on pull out sleepers. Parking is tight and only one assigned spot. Additional free parking is hard to get as most is full nearby.We were disappointed as the unit was hot and humid on our arrival as the air conditioning system was off for some time. It took overnight to be able to catch up finally get comfortable. The thermostat was wifi and the air conditioning should have been on before our arrival. This would have prevented the negative condition. The listed bbq grill that we had brought food to prepare on was non existent.The owner replied that they had a stove top grilling pan to use. This is deceptive as it clearly states in the listing description as outdoor bbq grill. Linens and paper products were not included but the mattress pads provided were soiled and were in need of cleaning before use. Probably should provide your own. Positives were that it’s in a somewhat upscale area with convenient supermarket directly across the street, numerous nearby restaurants and easy beach access. The owner was readily accessible by email for any questions or concerns. I would consider renting this in the future.

    The view and proximity to the ocean was top tier.This property was in a prime location; with views of the beach and walking distance to restaurants, bars, and the grocery store. The owner was so responsive and helpful! The property was spacious for my family of four and mother-in-law. Every thing was clean and there were a variety of kitchen supplies to use. 10/10 would stay again!

    Listing was accurate and process was seamless. Great communication with owner. Parking, location, shower was great. The unit smelled somewhat stale of cigarette smoke. Would have liked the mattress pad and comforter to be washed prior. Will stay again.

    We had a fantastic stay at this condo! The ocean views and spacious layout made our experience memorable. The kitchen was fully stocked with silverware, plates, and pans, and we appreciated having all the essential appliances like a refrigerator, microwave, stove/oven, dishwasher, washer, and dryer. Entertainment options were plentiful with a great selection of board games and a fun Pac-Man video game setup. One thing to note is that you need to bring your own sheets, pillowcases, towels, paper towels, and trash bags. We recommend this condo and want to extend our sincere thanks to Mike for his hospitality!

    This is a place to make memories. Every little detail contributes to an incredibly memorable stay. Everything from the decor to the arcade game for the stormy weather or competitive/nostalgic guests. This was just what we needed to build a unique family vacation on. Would recommend to anyone looking for a great family location with easy beach access, a great view and the perfect space to host a family.

    I can't say enough good things about this property!! From the location, to the wonderful assistance of the host, and everything in between. My hope is to return to this property again and again, and continue to make amazing memories with to family for years to come. Thank you so much for making our vacation the best week it could be!!
