It is the best vacation destination for the family, golfer, shopper or fisherman.
There are no high rises in sight, as nothing over 7 stories is allowed on Okaloosa. Because this building has a mere 24 units, and plenty of waterfront, the white beaches and the teal Gulf waters are never crowded, making it simply paradise! Many people say that these are the most beautiful beaches that they have ever seen. Television, surveys and magazines rate the Emerald Coast among the top ten in the world for its beautifully colored waters and sand as white as snow. You can relax on your private East-end 2nd floor balcony, and watch the dolphins jumping less than 100 yards away! Need more units ask us about our others.

- We rent Saturday to Saturday in the spring and summer, when we have 6 night minimums.
- A limited supply of towels, bed sheets, soap, toilet paper, and pillows are provided
- Must submit Driver's license and rental agreement to manager within 24 hours of booking.
- Extra $10/night + tax per guest of any age over 6 guests (of any age, $10.55 on vrbo) will be collected.
- Must pay additional fee if bringing pets ($10/ni + tax per pet, $10.55 on vrbo). 4 max.
- Smoking allowed outside in marked location only.
- Guests must take out all trash and wash all dishes (or leave in running dishwasher) prior to checkout.
*Guest must submit a $250 off-platform security hold that will be collected upon signing rental agreement but it will not be placed until 12 days prior to arrival and released 7 days after departure, if no damages are reported. Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits.
- Must be at least 18 to rent. If under 25, and additional $1000 damage deposit will be required.
- We include 2 folding chairs and an umbrella in the unit for your use, and you may also rent them on the beach.
- A second cleaning fee will be collected after booking for stays over 2 weeks, and for checkouts on Easter, Independence Day, Thanksgiving, or Christmas.
- Building, resort, HOA and/or COA amenities are not guaranteed to be open during your stay.
- Check-in time is after 6:00 P.M. local time. In some instances, access to your unit may be unavoidably delayed due to cleaning or maintenance issues. There will be no discounts offered due to a late check-in. Your patience will be appreciated in these circumstances. If you arrive after 4:00 P.M. and see that the unit is ready (it usually will be), you may begin your stay for no extra charge. Earlier check-ins require special arrangements and may be available for an additional fee.

We will permit renters to bring dogs to our unit, provided that the following Aqua Villa Rules and Regulations are strictly observed. There are owners living here that want desperately to ban pets forever, so please follow these rules, so they don’t have any more reason to force this to happen.
PROHIBITED BREEDS: Chow Chow, German Shepard, Pit Bull (or mix), Presa Canarios, Rottweiler.
No pet is allowed to defecate or urinate on any portion of the lawn or other common areas of the condominium property, even if the contamination is subsequently removed. Renters and owners must take pets off the Aqua Villa property for the pets to relieve themselves. A cleanup bag and cleaning materials must be used to pick up all waste and the bag disposed of properly in the Aqua Villa trash dumpster on the northeast edge of the property.

Pets left alone in the condo unit while the pet owners are away must be quiet. Incessant barking in a unit is disturbing to all guests. If your dog is expected to bark while you are away, we suggest you kennel your dog in the back bedroom where there is less visible activity to excite your dog, or muzzle it. Pets must be current on rabies shots, and flea/tick medications.

Local ordinances and condominium rules that prohibit dogs on the beach, in the pool, on the pool deck, in the elevator and on the parking lot must be observed. The beach rules are enforced by local authorities and hefty fines are imposed if pets are found on the beach. Try dog-friendly Liza Jackson Park on the bay, 388 Miracle Strip Pkwy SW, Ft. Walton Beach.

Pets are allowed on the Association common areas only while they are being escorted to or from a condo unit. At this time they must be under positive control, either on a leash or hand held. They are NOT allowed in or around the pool. They are NOT allowed in the elevator, unless CARRIED by their handler.

Pet owners carry the full responsibility for the behavior of their pets, and may be fined for violations. Pets may be removed from the premises if the pet owner is advised by the condo unit owner, the Association manager and/or the Board of Directors that their pet is:
a. In violations of the pet rules
b. Annoying in any way to other guests including barking within the unit
c. Threatening to other guests or residents

We have made minor changes in these rules to accommodate our particular circumstances. They do not change the essence of the Aqua Villa Condominium Association rules. Please read this agreement, sign it, and return it with your signed rental contract. Thank you.

    This place was ok. A little dated but was fine for us. What we hadn’t been told and was an inconvenience was that there was construction and therefore noise daily right outside our kids window and that our assigned parking spot was going to be taken up with construction equipment. The rental company had us move the next day to “open spots”. We left and came back and then those spots had been taken. Once we were tracked down on the beach and asked to move again to the handicap spot as a last resort but we felt bad. It was nice they allowed our dog but she wasn’t too excited about the construction either. Had we known about construction we would have gone elsewhere especially with a dog.

    We were comfortable in the condo, grandson loved the pool. Pool was always attended to well. Walkways & hallways were in need of some cosmetic maintenance, but clearly safe. Washer & dryer on 2nd floor were both of no use.

    This was everything we could have needed. I was a tad concerned when we pulled up cause It was kinda dark. Could use more outside lights to make It look more appealing. Convenient convenience store right in front. Close to everything and loved how close we were to the beach
