[THE SPACE]
This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.

The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

☞The unit is located on the 2nd Floor on the north side of a Beachfront Complex. The ocean is to the south, while the unit faces the parking area, so there is no ocean view from inside the condo.

☞Guests can enjoy Panoramic Ocean Views from the community gazebos and wraparound decks, which offer shared seating areas .

•Bringing an unauthorized pet will result in a $200 additional cleaning fee and may lead to cancellation of the reservation without refund.

[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•No animals permitted in this unit due to owner allergies.
• Pet-friendly units are available — guests traveling with animals should not book this unit and may request assistance finding a suitable alternative.
• Unapproved animals are not permitted and may result in cancellation of the reservation without refund and/or a $200 additional cleaning fee.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

    We booked for a last minute short getaway. The best feature of the property was the convenient beach access. The unit was quiet, clean, and appeared to be recently updated. The futon was uncomfortable to sleep on for an adult. We would book again but would probably bring an air mattress. It's probably fine for small kids. Highly recommend for a short beach getaway.

    The unit we stayed was very nice with the exception of the pull out sofa.It was not the normal pull out sofa.It did not have springs to give cushion when lie down. The sofa in my unit had wooden slats that were beneath the cushions.Very uncomfortable....let me repeat....very uncomfortable.The unit is described as sleeping for 4 people.NOT really.It would be kinda ok for 3 adults.If the pullout sofa had not been so uncomfortable I would rate this place higher.On the plus side....the pool was nice and easy to get to.The property was quite.The parking was good.The location was good and close to restaurants and a good grocery store.

    I could not have asked for a better place to stay during our vacation! When we entered, it was very clean and the AC kept the room very cool from the start. The beach was never crowded in front of the complex. It was a sandy beach and great for swimming! The pool was kept at the perfect temperature. It was clean and also not crowded. The location is fantastic. 10 minutes from the cute downtown of Morehead, which has great restaurants. Our favorite was sugarloaf island deli/yellowfin pub. It was also only 15 minutes from Beaufort where we did a few excursions and 30 mins from Emerald Isle…. Again, the perfect location! I would definitely stay here again. I would recommend it for 2 people only. I would say it’s too small for kids, even though it has a futon/couch in addition to the bed.

    The room was spotless. Only issue was the cleaning fluid overwhelmed us so we opened the windows, turned on the fans and went to dinner. Problem solved. Ocean Sands will be looking really nice next summer I am sure. Lynda
