[THE SPACE]
This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.

The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

Traveling with a larger group
We have multiple units within the same oceanfront complex, including side-by-side units—perfect for larger groups who want to stay close while enjoying extra space and privacy. Please reach out and we’ll be happy to help find the best options for your needs.

☞NOTE: This unit is in an Oceanfront Complex but faces the parking lot and DOES NOT have an ocean view from inside the condo. Please enjoy Panoramic Ocean Views from the gazebos and wraparound decks which offer community seating.

[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•Dogs only — no cats or exotic animals.
• One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee.
• Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current.
• Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee.
• For stays longer than 30 days, a $100 monthly fee applies.

☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

    Thank you so much for a lovely stayb at Atlantic Beach. Although the condo I stayed in was not beach front, it was only a 3 min walk from my door to the beach. Everything was clean and nice with everything you could need including parking right outside the door. It was safe and quiet . Just perfect for my first visit to Atlantic Beach and Emerald Isle just a 20 min drive away. Beautiful!! 5 stars.

    The unit that we stayed in was amazing. No surprises. Matched pictures and description. The unit that we stayed in was beautifully furniture, and equipped with all the things that one could possible need to enjoy a beach getaway. We were very pleased and comfortable. On the 5th day we woke to a warm environment. Upon realizing that the AC was malfunctioning we contacted the owners for suggestions. Within the hour the AC unit was replaced. I was amazed at how efficiently they handle this issue. I will definitely be renting again. The grounds were clean, with grassy areas, clean sidewalks, a variety of handicap access ramps scattered throughout, refreshing swimming pool, laundry facility, grills, picnic tables, and roomy gazebos for relaxing.

    We have rented from this host several times and everything has been fine, older location but has always been clean and maintained. We rented a ground floor unit this time to forgo the steps due to our senior dog and late night potty breaks. Our rental was pet friendly however you need to check that option when you filter your trip as not all of the units are pet friendly. The parking lot could use some work BUT it is well lit and parking is convenient to your rental unit. Hence the 4 star rating,however, this is not the host fault and the host has an easy booking, payment, check in/check out and responds in a timely manner. The beach is literally 2 minutes from your door and that is if you are carrying your chair and cooler to the beach by yourself. They are small units but are well stocked and have good WI FI if you need that option. We hope this information helps others in the future as we read recent comments when we book also.

    The condo was very neat and clean. The bed was so comfy. It had everything I needed for a short getaway. I would suggest that the parking lot needs to be redone as it had lots of uneven pavement and you had to be careful not to trip when walking.
