• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.

• Trash: Kindly bag all trash and place it in the garage garbage cans. Please avoid leaving trash outside or near the driveway. If the bins are full, let us know and we’ll take care of it for you.

• Pets: Strictly a no-pet policy at home

• Check-In/Check-Out: Check-in is at 3:00 PM and check-out is at 10:00 AM. Early check-in and late check-out requests are subject to availability. Fees apply and vary depending on the requested time, with a starting fee of $60. We may not always be able to accommodate these requests—please message us in advance for details.

• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.

• We can host a maximum of 12 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.

• All amenities including outdoor furniture, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.

• We look forward to hosting all of our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, with special attention given to high-touch areas. We use commercial-grade antimicrobial agents and ensure that bed sheets and bath towels are professionally laundered between each guest stay.

• However, it's important to note that we cannot guarantee that our properties are 'completely sterile' or 'COVID-free,' just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion.

• We do not offer rescheduled stays or refunds for cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is affordable and provides excellent protection against unforeseen cancellations.

    We had a great stay at this property. The location was perfect, only about a mile from Broadway, which made it easy to get around without being right in the middle of all the noise. The house had plenty of beds and was overall very comfortable for our group. The rooftop was a really nice bonus and a great place to relax. Would definitely stay here again!

    We chose this property because of its great location based on what we were in town for, which was a girls weekend. The location was absolutely perfect, the neighborhood is very nice, and the home is able to accommodate larger groups. Once checking in, there were several issues, with the cleanliness of the property that were immediately brought to the property managers attention. Notably, there was lots of dust in every room of this house under all of the beds, dressers, and furniture. There was no remote that could be found in one of the bedrooms , and two of the TVs were not working properly one of which would not even turn on. The cushion covers on the outdoor furniture desperately need to be replaced due to being worn and threading coming loose on almost all of the cushions. This house is listed to accommodate larger groups yet in the kitchen there are there minimum necessities in the way of cookware. Additionally, all of the shower curtain liners had mold on them and almost all of the towels and washcloths had bleach stains on them. Sofa also has multiple stains. I sent all of these concerns to the property manager on the very first night letting them know what we were experiencing and as of check out today, I have not gotten one reply from anyone. Considering the amount that was paid for this property and these noted issues I would not stay there again. The home itself is beautiful. The location is great, but the cleanliness was definitely unsatisfactory.

    We enjoyed this comfortable house and the great location. A safe area in close proximity of Broadway and The Gulch. When we arrived the house was still being cleaned after what was apparently a very disrespectful group before us. The previous group broke the dishwasher and caused so much disruption that the house was not put back together to the standard the host probably preferred. However, we managed to find everything we needed, and just handwashed our dishes. We truly enjoyed the rooftop patio and would very much recommend this house!

    Wonderful house for our group of eight, and our host (Allen) had everything set up perfectly. Easy walking distance to Broadway and tge other downtown attractions.

    We had a great time of siblings and spouses - bit challenging for two of us to work, not any good locations to set up and take calls without disturbing others, but it was great. The location is amazing, walkable, but not close enough to the insanity of downtown to be kept awake.

    Easy walk to the Gulch and surrounding area, very nice neighborhood, short drive to downtown. The property description is accurate. Our favorite feature is the roof deck, we spent hours up there with a great view of city!
