The open-concept living area features vaulted ceilings, designer touches, and a plush leather sectional by a cozy gas fireplace, perfect for gathering after a day in the sun. The large smart TV is ideal for movie nights or catching up on your favorite shows. The kitchen is fully equipped with custom countertops and stainless steel appliances, plus bar-height seating for 4 (6 with provided stools)—perfect for preparing summer meals or enjoying a relaxed morning breakfast. The condo includes a queen master suite on the main floor, while upstairs offers two spacious loft-style bedrooms—a larger room with a king bed and a cozy nook with a full bed.

NOTE: The king and full bedrooms are separated from downstairs by a pony wall; roller shades provide privacy for the large room.

NOTE: High Valley Transit offers a free, convenient shuttle with lift access routes and real-time tracking via app, making it easy for guests to get to and from the mountain without a car.

SPECIAL NOTE: A mother and baby moose are living at Red Pine. As you know, mothers are fiercely protective of their young so please do not disturb the family.

NOTE: This condo DOES NOT have a washer and dryer in-unit, but you can walk to the laundry room at the Clubhouse for all of your laundry needs. You will need quarters or your credit card to do laundry.

• Please note that our condo is part of an HOA community with a policy requiring the primary booking guest to be at least 25 years old in order to reserve a short-term stay. We appreciate your understanding and cooperation!

• Unique designer touches throughout

• Elegant and refined kitchen and dining area with custom counters, stainless appliances, and bar height seating for 4 (6 with provided stools)

• Inviting living area with comfortable leather sectional, gas fireplace (not available as a source of heat from May 1 through Nov 15), vaulted ceilings, and a large TV

• Queen master suite (brand new mattress Aug 2023) on main floor with Jack-and-Jill en-suite bathroom shared with the living area

• 2 bedrooms in upstairs loft overlooking living area (this loft is separated from downstairs by a pony wall; there are roller shades for the large room to provide privacy, but not for the smaller room)

• Brand new (Aug 2023) King bed in larger upstairs bedroom

• Full bed in loft bedroom off the larger upstairs bedroom (this room has its own door but one wall is a half wall that is open to the living space below)

• Shared full bathroom upstairs (this bathroom offers a 10-gallon water heater for showers up to 8 minutes long)

• 2 Portable AC units (one per floor) for added comfort on warmer summer days (THIS CONDO DOES NOT HAVE CENTRAL A/C)

• Private balcony with dining for 4

• Ski/Snowboard gear storage area just inside front door

• Wifi access and high-speed internet (300 mbps)

• Free parking for 2 vehicles (max) in surface lot (uncovered; first come, first serve); NOTE: During the winter, all vehicles must be moved every 24 hours so parking lots can be plowed. Violators will be towed!

• Easy access (about a 10 minute walk) to Cabriolet Gondola at Park City Mountain Base, giving you access to the largest ski resort in the US (Note that it will be downhill on the way to the gondola and uphill on the way back)

• Community Recreation Area offering the following amenities (PLEASE SEE SPECIAL NOTES BELOW ABOUT HOURS AND SEASONS):

• Clubhouse with Wifi access (currently undergoing final remodel completion)

• 2 heated pools (one with a waterfall) (OPEN)

• Wading pool (OPEN)

• 2 hot tubs (indoor/outdoor) (OPEN)

• Dry sauna

• Tennis and Pickleball courts (OPEN)

• Picnic area (OPEN)

• Sand volleyball courts (OPEN)

• Horseshoes (OPEN)

• Laundry facilities are available year-round at the Clubhouse (a 3-minute walk from the condo), open from 7:00 am to 10:00 pm daily. The machines take quarters or credit cards with a cost of approximately $2.25 per wash cycle and $2.00 per dry cycle.

COMMUNITY CLUBHOUSE RULES: There is a limit of 8 guests per condo at the clubhouse.  Glass containers and alcoholic beverages are NOT allowed at the Clubhouse or at any of the community amenities.  You will be asked to leave if you bring or have glass containers or alcoholic beverages with you, and you will not be refunded for any portion of your stay for not complying with this important rule.

RED PINE RECREATION CENTER HOURS AND SEASONS:

The Clubhouse interior is currently undergoing the final stages of a remodel and is expected to fully reopen by early June. During this time, all indoor clubhouse amenities are temporarily closed while finishing touches are completed; however, THE POOLS, THE WADING POOL, AND THE HOT TUB ARE OFFICIALLY OPEN ALONG WITH OUTDOOR AMENITIES (see above for full list of open amenities).

In the summer, the facility is open daily-12:00 Noon. to 9:00 p.m. May - September.

In the winter, the facility is open daily-12:00 Noon to 9:00 p.m. Thanksgiving - April.

IMPORTANT:

1) Our properties are protected by a Damage Waiver and Truvi, our host insurance provider. In compliance with new privacy and fee transparency policies, and as required by our contract with the property owner, you will need to complete your Truvi verification by uploading the front side of your ID and a selfie, and sign the Rental Agreement. Additionally, guests must be 25 years or older to book our home, as required by our insurance policy. After booking, you will receive a link to complete these steps. These requirements must be fulfilled before your check-in date, as access to the property cannot be granted until completed.

2) Any guest staying with us for 14-29 nights is required to schedule a mid-stay clean. If you would like to book for 30+ nights, please reach out for our mid-term rental options.

    The big bedroom upstairs doesn’t have a privacy door, the other one is a small arrangement on a tiny loft accessed through the bigger one. Hot water in the shower doesn’t last for 5 minutes although there’s a note stating it lasts for 8. Access only from a second floor with stairs. Takes a good 10-12 min walk to the base of the Canyons- it is NOT an easy walk especially in ski boots.

    Everything was great, only complaint would be that the exact place tricky to find in the dark because the building letters were hard to see and the directions were a bit vague.

    Nicely updated and cozy home. It was super clean and a nice location to ski. Restrooms were extremely small and water tank was small so it was a challenge for all the guests to get a warm shower. Only true negative was the loft rooms did not offer any privacy so it did not feel like a true 3 bedroom home. However that is on me because I didn’t research close enough.
