**NOTE** This unit is not oceanfront, it is a Intracoastal view with magnificent views of the Intracoastal Waterway and Amazing views of the Florida Sunset. However the building is oceanfront!! Steps from the beach!

** you will need to fill out a parking registration form as well as a short term lease agreement with us after booking prior to check in.


**OTHER THINGS TO NOTE**

Minimum age: 25 - (this means the primary renter needs to be over 25)

1. Being transparent as possible -- Instead of charging a high security deposit or having you pay a non-refundable fee to VRBO for their coverage (which is not enough coverage) we have sought out a higher limit 3rd party coverage for incidentals. Our cost is $145 and is marked as an admin fee. This covers you for the vast majority of incidental damage to the unit that could happen. This solves two things. 1. We do not have to collect a huge security deposit from you. 2. More importantly it solves the damage claim process which VRBO had traditionally made hosts aim their damage claim at the guest first seeking payment before they would step in and pay. We wanted to ensure every guest was covered for both minor an major oops without having to deal with the hassle and coverage limitations set forth by VRBO.

STARTER SUPPLIES:
We provided a starter kit of household items; A few trash bags, laundry pods, dish detergent pods, toilet paper rolls, and one roll of paper towels. Once ours is gone it is the guest’s responsibility to purchase the things they need.

CHECKOUT: is at 10:00 am

PARKING:
~ ONE garage spot with 6'7ft clearance guaranteed.
~ If your vehicle does not fit in the garage you will have to find other parking accommodations.
~ NO ADDITIONAL VEHICLES.
~ NO TRAILERS.
~ NO OUTDOOR PARKING ON SITE.

CHECKOUT LIST:
1. Wash & dry one load of towels (no folding needed)
2. Put dishes in dishwasher and start prior to leaving
3. Strip beds that were used and leave next to the bed
4. Take the trash out
5. Set AC back to 78
6. Make sure sliding doors are closed
7. All keys/fobs left on the table
8. Report if anything was broke or lost during your stay
9. Let Lucas know once you have departed

    The condo is beautiful and well-kept. It was also very spacious for my party of 4. The process of checking in was well organized. Parking WAS NOT a problem at all. We were given the option of 2 “assigned” spaces; however, we only needed one space. We were greeted by staff as soon as we arrived and given a tour of the building. Lucas is a great host and very responsive. We felt safe and there were no issues. The building is secured, and the residents and visitors were friendly. We hate the smell of smoke and we’re happy that the building is smoke-free. We enjoyed the pool and the direct access to the beach. The condo is also in a great location (near restaurants and grocery stores). We would definitely rent this condo again.

    The condo and amenities were exceptional. Beautifully appointed interior. Staying on the beach along with the wonderful pool area was the best decision and definitely I would do it again. Our unit had a wonderful kitchen!

    The condo was just like the pictures! Very big rooms, lovely kitchen and humongous master bedroom. The building felt pretty secure and the security guards were super nice. Pool was great and i liked being away from the tourist pier area. Location was good. Check in was easy and the tour Jen gave us was helpful!
