VACATION RENTAL HOUSE RULES

1. GENERAL REQUIREMENTS a) All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay; and b) Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.

2. NOISE AND THE NEIGHBORHOOD a) This Vacation Rental is suitable for children of all ages! Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood; b) Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (10pm – 8am), and upon arrival and departure; c) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;

3. VISITORS a) Guests are allowed a maximum of 4 visitors at any time during their stay. b) Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules.

4. FUNCTIONS a) Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and b) Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.

5. PARKING a) Guests and any visitors are to comply with parking regulations and other requirements set out by the property manger and show consideration to neighbors and other vehicles; please use the designated parking.

6. SECURITY a) Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. b) Guests must switch off the lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving.

7. SMOKING a) Smoking is not permitted inside the Vacation Rental; and b) Cigarette butts must be disposed of properly (in large trash cans located outside property or off property all together) and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.

8. PETS a) Pets are not permitted at the Vacation Rental

9. DAMAGES AND BREAKAGES a) All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And; b) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement.

10. CHECK OUT ARRANGEMENTS a) Please be sure to lock all doors and leave both sets of keys back in the lockbox. Check out is at 10am - if you need a later checkout please contact me as soon as possible to make arrangements.

11. EMERGENCY CONTACT DETAILS: a) In the event of an emergency relating to the Vacation Rental, your emergency contact is: Heirloom Vacation Rentals b) In the event of all other emergencies please call 911.

12. COMPLIANCE a) Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.

    Entrance to the property is through the garage which was not clear from the instructions delivered to my phone while in route to Duluth. I would have appreciated the instructions a day prior as we were walking around attempting to find the entrance keypad that was located through the courtyard and behind the metal door. This was not seen when opening the garage door to the courtyard. Would have saved us from stressing about how to access the property. Step by step pictures of how to access the property with the metal door open and a picture of the keypad on the entrance door would have been so helpful. The property was super, the major concern was the scalding hot water in the upper bathroom and 2 gals could not stand under the water due to severe hot temperature and being unable to get the water to a comfortable temperature.

    This place is amazing! If our group could give it more stars we would! If you have a bigger group this is the place to be, it’s so big and beautiful! We had so much room to hang out and spread out. My nephews especially loved hanging out in the little loft! I was a little worried about being downtown but we didn’t have any trouble getting in or out! Everything we could possibly need was there, there was even toys and a booster seat for my two year old grandson to use! The host did a great job getting us the information we needed to make the check in and out process go smoothly and reached out before our visit to make sure we read everything and to let us know we could contact them with any questions. We definitely will try to book this place again when we come back to Duluth! The only thing we were missing was a history of the beautiful building. We have so many questions about the history and character of the place!

    The place is great - good location. It would be helpful to know that access is through the garage in an alley. The three bathrooms are fine - there is one on the upper level, one on the main level, and the lower level has a bathroom which happens to be the only room on the lower level. Beautifully decorated, plenty of supplies, great place for a couples retreat.

    This was a super cool place to stay. We were in town for a concert. Heirloom is a great property management company. They are always available to answer questions and deal with any issues that may arise. I would highly recommend this place. Also great for children. The playroom is super cool.

    We came to Duluth for a work conference and enjoyed the quiet reprieve of this location to wind down, relax and share some non-work-related fun! The location was within walking distance of many restaurant options, beautiful views, and a cozy retreat. We would definitely stay here again.

    This condo is terrific. Super clean, great location, beautiful design, all amenities, etc. Two notes: first, the shower water in the upstairs bathroom is very very hot. I’m not sure if that can be adjusted, but on the coldest water temp, it was still too hot for a shower longer than a couple minutes. Second, the bathrooms on the main level and basement have pedestal sinks. So if you are unable to go up stairs, just know that your counter space is limited on the main floor and bottom floor bathrooms.

    We were here over Thanksgiving to spend time with family in the area. Everyone had a bed and space to hang out. Kitchen had everything we needed. Table big enough to seat 10 people. One bedroom is like a library with a ladder and shelves of books. Nice art on the walls. Exposed brick. Two floors. Most importantly two car spaces in the attached garage as this is in a busy downtown area. Parking limited. I have rented many homes over the years and this one is one of the most unique.

    The house was spacious, the beds were comfortable and the kitchen had everything we needed. We loved all of the reading spots throughout the house and the seating area by the fireplace was really cozy. We had a bit of a snafu with check-in, however we were able to get the issue resolved and the property manager was great to work with.

    Only two recommendations would be to get the wooden sliding doors fixed on the main floor, and get the hot water heater to be a bit more consistent. Upstairs shower took forever to get warm, and then when it did it got so hot you could not use it.. Sounds like the other shows struggled to get good temp water too. Otherwise the house was clean, nice, and set up well!

    The place was huge. All the conveniences we needed. Parking for 2 cars. TV in each room. Kitchen was well supplied. Bathrooms were well supplied too. Thermostat in each room. Walking distance to Canal Park and the Duluth Best Breads. We will definitely use this condo in the future.

    This place is truly incredible! It’s even more beautiful in person! It was the perfect place for my family to stay for a little getaway to Duluth! The home was so clean! Management was great at communicating as well! We will definitely be back! Hands down the best VRBO property we have stayed at! It was perfect for all 8 of us (6 Adults and 2 children).
