Primary Bedroom: King-size bed with plush bedding, flat-screen TV, and a spa-like ensuite with jetted tub and walk-in shower.
Bedroom 2: King-size bed with stylish coastal décor, HDTV, and private full bathroom for added convenience.
Bedroom 3: Queen-size bed plus a custom triple full-size bunk—perfect for kids or additional guests, with an attached full bath.

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

    I would highly recommend staying here. The location was perfect. Lots to do between the ocean and the pools. The property was clean. The property manager responded promptly to the messages that I sent. And having keyless entry really made things seamless.

    We have stayed at this condo in different units numerous times. This is our favorite condo and we plan on staying many times in the future. The management for this unit was very responsive. Overall a great place and we will rent this unit again.

    We really enjoyed our stay. It was a very comfortable, well-appointed condo in a complex with lots of fun things to do. Even though it was cold, we were able to enjoy the bar area and the great view from our patio! Highly recommend this place.

    The listing/email stated the room comes with 2 parking spots, so it felt a little misleading. Considering the price, it should include the parking passes, but it does not include the $60 each for parking passes. The cleanliness was fine overall but the floors left our feet black and our socks stained from unmopped floors. Overall, the stay was nice and we enjoyed our time!

    We loved the condo and all of the amenities provided in the kitchen. They even had a crock pot. It was clean, spacious, and fit our whole family nicely. We would definitely choose this property again and recommend it to friends.

    We enjoyed our stay. Everybody had black feet walking on the tiles and other floors. Apparently it had not been mopped. The tubs and showers had black stains and I am sure sheets had the same black stain because I had my grandchildren. Maybe you should consider another cleaning service.

    Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This was our second extended stay at this wonderful property and already booked for next year. This unit is equipped with everything you need for a comfortable stay. January and February weather isn't always great for beach activities, but you still have plenty of opportunities to enjoy the beach. The Gulf State Park is very close and offers fantastic walking and biking with approximately 26 miles of trails. Restaurants and shops are all in close proximity to the condo building. Simpson Properties Group have been wonderful to deal with and are quick to respond if a problem comes up. I highly recommend Phoenix West II unit 704.
