BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: Three (3) vehicles maximum allowed for this unit to be purchased via link sent after booking. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

    The condo was beautiful and was set up very nicely. However the Master Bed closes to the balcony needs an upgrade when it comes to the box springs/mattress. It squeaked, wasn't supportive, and when you look at it, the bed has dipped in spots where people sleep. The recliners also didn't recline very well. The mechanisms seem broken, and parts of the couches leather were peeling off. The rug in the family area was also very dirty. The location, facility, was extremely clean and the everything else was beautiful.

    3rd time staying in this building, 1st time in an east end unit and we both couldn't get enough of the views! This unit is spacious and clean and you couldn't ask for better people to work with (unit owners and building staff). I would recommend for couples or families, place is huge. There are a few things that were obviously dated and IMO need to be replaced. The master bedroom mattress for sure and the two couches have seen better days. The last concern were the ice makers need to be cleaned and the filters changed. We had to buy bagged ice because our drinks just tasted off until we switched to the bagged ice. This wasn't that big a deal, but we noticed in the guest book it had been mentioned by others and so just in case they don't read the guestbook at least now they know. Overall we still highly recommend this unit.

    The only thing that you could do better is streamline your process. The amount of emails I received was crazy. Easily 15 which made it going back and forth to find login codes and addresses.

    This place is amazing! We absolutely loved everything about our stay. The views are incredible. The pictures in the listing don't do it justice. It has plenty of room, all needed appliances, fully stocked for a wonderful stay. 100% recommend , and would stay again.

    We had a great time! The condo was perfect for what we needed. A few maintenance items could be completed to make the stay better. Such as, the refrigerator water filter needs replaced because the water just trickles out of it, the air filter for the air conditioning might need replaced because my brother in law had an allergy attack, and the dryer needs looked at. We had to run multiple cycles in order for out items to be dried completely. Other than those small things we were extremely happy!

    It was a beautiful condo, relatively clean other than the floors. The floors were filthy on the first day!!!! I would highly suggest the owners purchase new pots and pans, they need to be thrown away (so gross). I wasn't expecting to have to purchase 8 beach towels (BRING YOUR OWN). I have stayed at so many vrbo's in the past and can honestly say this one has the EXTREME BARE MINIMAL'S. The dryer needs to be replaced asap. It took 2 cycles at least to dry. The views were beautiful, the condo it self was beautiful. Other than quite a few cons it was a nice stay.

    Beautiful condo with beautiful view. Very convenient extra ice maker for filling up coolers. Great refrigerator and coffee maker. Kitchen needs more big plastic utensils for serving up and cooking food for a crowd, but otherwise had everything we needed. Great balcony seating. Beds and pillows were good, but needed a few blankets. Two bedrooms had nowhere to put luggage because of minimal space, which was really frustrating. Elevators came fast, indoor and outdoor pools were great. Slide was really fun. Beach access great and not too crowded. Not many close restaurants or beach front bars, but they were only a long walk or a short drive away. Strict can't get in before check in time policy and strict check out time with no flexibility. Had to pay for extra for parking for both of our vans but parking was ample and we were able to easily keep our car top carrier on in the parking garage.
