This cozy, family-friendly getaway has 3 floors, 2 full bedrooms, a sleeper sofa, and a loft allowing for the whole family (or families!) to sleep comfortably. You'll be 10 minutes from Northstar and less than a mile from the lake and the Kings Beach community. We provide a well-equipped kitchen, smart-tv, and arcade table with 60 games that will keep kids entertained for hours. In the complex you have seasonal access to a community pool, gym, bocce ball, pickleball, basketball, and tennis courts.

The space:
Please note, there's a 50 second walk down a path from the parking spot to the front door. We have a wagon available to help carry luggage and groceries!

Floor 1:
• Bedroom 1: King bed with private balcony
• Bedroom 2: Queen bed
• Full bathroom with bathtub and shower

Floor 2:
• Living room with private balcony including outdoor dining and electric grill
• Kitchen stocked with coffee and essentials
• The sleeper sofa and arcade table with 60 games is located in what we call the nook. Please note that there is no door to this area.

Floor 3 (Loft):

• Please note that this loft is open to the Living Room below

This condo was built in 1972 so noise does sometimes travel and the floors can be squeaky (especially in the loft). We consider this to be part of its charm!

• Please supervise kids. This condo is not babyproof and there are a lot of stairs.

Streaming Available:
• Fire TV with capability to stream all the major platforms. Bring your own subscriptions!

Fully Stocked Kitchen:
• Drip coffee maker with coffee beans, creamer, sweetener, and coffee bean grinder
• Tea kettle
• Slow cooker, blender, toaster, and other appliances
• Pots, pans, cooking utensils, spice rack, olive oil
• Wine glasses, wine opener, salad bowls, utensils, plates, bowls, and serving dishes
• Dish soap, hand soap, dishwasher pods, and sponge

Bathroom Essentials:
• Fresh bath, makeup, and hand towels
• Shampoo, conditioner, body wash, hair dryers, and toilet paper.

Heating:
• Nest smart thermostat to control central heat
• Similar to most homes in Tahoe, we do not have air conditioning but do have portable fans available in each room.
• Extra blankets are stored in Bedroom 1 closet.

Gas Fireplace:
• Gas fireplace with remote control

Easy Access:
• Smart lock for easy check-in and smart lock light in case you arrive after dark!

Complex Amenities:
• Seasonal access to shared bocce ball, tennis, pickleball, and basketball courts (Memorial Day to Labor Day)
• Seasonal access to pool (Memorial Day to Labor Day, 9:00am - dusk) and fitness center with treadmill, elliptical, and stationary bike (6:00am-9:00pm)

Parking:
• Up to 3 vehicles permitted to park
• All Spots uncovered and unassigned

Other Rules:
• Max occupancy after 9 pm: 8 guests (Children under 12 excluded)
• Max occupancy during day: 12 guests (Children under 12 not counted)
• Quiet hours: 9:00 PM to 8:00 AM
• No pets allowed. HOA does not allow guests to bring pets. Please contact us ahead of time if any accommodations for service animals need to be made
• No smoking or vaping inside the condo or within the HOA complex. Kingswood Village is smoke free
• Please do not flush anything except for toilet paper down the toilets
• No EV charging allowed
• Please only use the electric grill provided. Do not bring your own.
• Guest are liable for all fines imposed by the HOA as a result of your stay.

    Jack gave thorough directions and instructions for this home which made our experience here great. It’s located near a grocery store, small shops and North Star. Our friends had a cozy, wholesome trip and would love to stay here again in the future.
