Stayed Feb 2, 2026Everything was wonderful. The unit is small but great use of space and was very comfortable for the two of us. We loved the wrap around lanai and appreciated the high bar stool bistro set and spent most of our time out there. Tracy was very responsive to any questions we had. It is a perfect location and within walking distance to downtown Kona with plenty of shops and restaurants.

Stayed Dec 27, 2025The kitchen was fully functional with everything needed to prepare meals. The wrap around lanai over the water was perfect. The management team was over the top, the best! Downtown Kailua, Kona was completely walkable. My wife and I would highly recommend this property.

Stayed Nov 15, 2025This property has a perfect blend. Near enough to Kailua-Kona to walk to shops and restaurants, but down the beach enough for quiet privacy. The bed was very comfortable and the nearby Absolute Oceanfront surf provided the perfect background for restful sleep. Great water pressure in the shower. The wraparound lanai allowed us to enjoy the ocean whenever we wanted. The swimming pool gave us another option for sun and swimming. Magic Sands Beach is about 2.5 miles away with ample parking. We appreciated the covered dedicated parking space. The two air conditioning units allowed us to set the temperature right where we wanted it. Most of the time, we opened the windows and the lanai door to enjoy the balmy weather. We had a fantastic stay.

Stayed Oct 20, 2025The view is incredible and has a GREAT patio with various seating options. The bed is fine, they have LOTS to do in the condo itself (games, books, beach toys), but the location is the real star. It is close enough to walk to shopping, but not quite in the middle of any loud bars or hotels, so it's quiet. I can't say the view is incredible enough, so the view is incredible!

Stayed Sep 8, 2025The last three days I got 4 or 5 bite after I got up 2 different mornings. My sister got one on Saturday. Mine were Sunday and Tuesday.Other than that things were pretty nice. I thought we would be closer to the shop at the north end but it would of been a long walk . We had to drive to all places.

Stayed Aug 6, 2025Great location! Close enough to town to walk. This was the most time we’ve ever spent at a property relaxing. The wrap-around lanai was great for lounging, the kitchen was well stocked for cooking, and the air conditioning worked perfectly. The covered parking was a bonus, too.

Stayed Aug 27, 2025Lovely spot, beautiful wraparound lanai with a fabulous view. Small but nice pool. Private parking spot. Just a 20 minute walk to the Kailua pier and tons of restaurants and shops on the way. We would certainly stay there again!

Stayed Mar 31, 2025We've stayed here several times before. You just can't beat the location. Being so close to Kona allowed us to not have to worry about parking because we could easily walk to anywhere on Ali'i. Ample restaurants and shops and a farmers market with fresh fruits made it very convenient. All in all, a great two weeks!

Stayed Jan 16, 2025Positives: This is about as ocean front as you can get! The views and sunsets are amazing, even saw whales in the distance and fish jumping. The interior is nicely appointed and decorated by someone who knows what they are doing and cares. Very comfortable and roomy, kitchen was well stocked and ice already made. Lots of hot water quickly. Short walk to On the Rocks which we enjoyed on a previous visit to Hawaii and did again this trip, also close to coffee other food and shops. Negatives: The first three days of our visit the waves were unusually high and soaked our lanai constantly to the point we could not use it. Water even came in through the kitchen window louvers so we had to keep it shut at all times. We probably should have been warned about this in advance, so we did not have use of the lanai area for these days and we were paying a premium for this location so we did not get our full monies worth of use. Parking spot was very tight and challenging to get in and out of. The only thing missing in the rooms was tissues, normally provided. There was one light by the pool at night that was not properly shielded and it lit up our bedroom windows and lanai more than it should have, annoying when on the lanai in the dark. I was told there was snorkel gear available so we did not bring our own but could not find any in the room. Overall a really nice condo in a stunning location and very pleasant ten day stay.

Stayed Dec 26, 2024Windy stay while we were here so surf blew onto the deck. The unit has a dining table and tall bar table/stools outside and I wish we'd been able to use them more consistently. The surf was noisy, too, but who doesn't love the sound of surf. Size of the unit and convenience was great.

Stayed Nov 29, 2024Wonderful Oceanfront condo. Beautiful Hawaiian decor, exceptionally cleaned, everything you need for a relaxed vacation. Wrap around lanai for great sunsets, watching spinner dolphins, turtles, surfing waves, outrigger canoes, short walk to town. Very responsive from Kona Beach Properties. Thanks for the wonderful stay. We will return!

Stayed Dec 7, 2024This wrapped deck has an expansive vista of the ocean with breakers right below you. We enjoyed sitting on the deck and soaking in the ocean’s beauty.The reservation staff was exceptional and leaned over backwards to help me out when I made an egregious error with my online reservation. So happy to have stayed here and would do so again!

Stayed Jun 4, 2024The sound of waves crashing beneath and the panoramic view is the best. The location of the unit within the small complex and the building’s proximity to town are great. It’s not exactly a full remodel as described, but it works. The shower has quite a low flow.

Stayed Dec 31, 1969What a wonderful experience we had staying at HKK 212. When we booked we were a little sceptical about going to a new destination (especially Hawaii) without staying at a resort, but once we opened up the door and saw the view and heard the waves crashing upon the rocks, we knew we had made the correct choice. We ate dinner most night on the balcony because there is no better view of the water and the sunsets in Kona. Plus the privacy was top notch. Some other added bonuses were: The unit was very clean and there is no lack of hot water and the shower head pressure is awesome. Also the AC worked almost too good. lol. Thanks Tracy for such a wonderful and much needed stay.

Stayed May 12, 2024We love 212 and come often, usually twice a year. This time there was an issue with the hot water but we had constant contact with the property manager on timing of repair. Issues happen in an older building. They were nice enough to give us a refund for the issue. The condo is in a perfect location for us, it is equipped well with whatever you might need. We have brought our Italian Granddaughters and well as our American Granddaughter with friends several times. Hopefully the maintenance issue will be fixed, if any, on our nest trip.
