**AMENITY HOURS: Starting March 1, all of our amenities will be open from 8 am to 10 pm. Also the guards will also begin the 18 hour shifts of 8 am to 2 am on 3/1.**

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

• NO SMOKING: All properties are non-smoking.

• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.
Snowbird guests staying over the course of multiple months are required to pay a fee of $50 per month for parking passes.

• PARKING PASSES: 1 The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

    We had a great family stay for Spring Break. The apartment was perfect for our group of 5. Plenty of appliances and kitchen items available to cook when you arent eating the delicious local eateries. I would suggest adding a Stock pot for seafood boils. It was an easy walk to the beach two pools were available. Would definitely stay here again!

    It was terrible. 0/10 recommend. The front door is broken and so is the air. The air temperature was at 76 the whole time with extra air conditioners. They knew the air was broken before we got there because they already had the extra air units there. The AC guy came and said the whole AC unit needed to be replaced. They rented to us knowing the air was broken but never fixed it. The window was closed with tape and there was a big hole in the window.

    Nice location. The view from the balcony felt a bit misleading. I've machine in freezer did not work, and maintenance never responded even after leaving a voicemail. Condo was nicely furnished. It's a bit of a walk to get to the beach because you have to walk around another building and pool.

    We had a great stay! The condo was the perfect size for four adults and one child. The property was well maintained and easy to find very close to alot of amenities, groceries and local eating options. Only complaint was the weather. Would suggest adding a stock pot to the kitchen for seafood boils.

    The location was great! The beach access was a few steps away. There were also great restaurants nearby. Unfortunately our time at the beach was chilly and rainy but there were still plenty of activities in the area to keep us entertained. We had an issue with the washing machine but maintenance responded quickly when I contacted management. I hope the owners will replace the mattresses (they had obvious dips in them and I slept on the couch for half of our stay) and all of the bedding. The comforter in the smaller bedroom was stained and housekeeping delivered a “replacement” of the thick, fluffy comforter with a coverlet that could have been mistaken for a table cloth. The rest of the space was clean and we enjoyed our stay.

    I was really disappointed. When we arrived the Kitchen Cabinet Door was hanging off, opened the Refrigerator and the bottom holder was broken and fell off when we opened the door. I called and reported it and Maintenance came within 15 minutes. I then had to call again because the bathroom had not been cleaned and had dirty washcloths hanging on shower head. They never sent no one back to clean bathroom so we had too. I will not use this rental agency again!!

    We loved the condo! It was perfect for our needs and nicely decorated. We especially liked the the convenience of parking near the room/elevator and the quietness of the area. The pool area was nice and clean. I highly recommend Beachball Properties and this particular condo to anyone who is interested in more of a laid back lifestyle at the beach!

    The condo had a great supply of dishes and cookware but not enough towels. They were small, white, cheap hotel towels. Being near the beach, adequate towels would be a bonus. Otherwise, we had a great stay.
