***PLEASE NOTICE- Beginning October 12, 2026 Crystal Shores West will be starting their Breezeway deck restoration project. Thisproject is estimated to last until the end of November 2026. During this time, there will be LOUD grinding and dusty conditions as they prep for the main work. This WILL cause disruption to guests staying at the property. Crystal Shores West building will be closed from November 9, 2026 through November 22, 2026 for the completion of the project.***

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

· RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

· NO SMOKING: All properties are non-smoking.

· AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

· CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

· CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

· MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

· PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

· CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

· WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

· RATES: Rates subject to change up until time of booking. Additional fees and taxes may apply.

    Kitchen was not well stocked. Not enough dinner plates and what was provided was chipped. Not a complete set of measuring cups, inadequate pot holders, etc. Nothing that I couldn't purchase and is fine unless you plan to cook Location and view makes up for any inconvenience. Check in and communications were great.

    The facility was great for accessing the gulf. Facility is aged and minor maintenance is needed. For instance the headboard was not attached to the bed frame; the elevators were so so slow and I could not get the refrig/ice maker to crush the ice. It did make ice but did not crush it nor dispense it.

    This condo is amazing! The best view we've ever had on the gulf. The balcony is huge and so nice to sit and relax on. The rooms were spacious and we loved having a bathroom in each one. Could not ask for a better place to stay. The first floor was so convenient and still had an amazing view. The kids really enjoyed the pools. Everything was very clean and well kept.

    Great place but a few upgrades needed. Room darkening curtains on street side bedrooms and new mattresses would be nice. Overall it was good and the view from the balcony was great !

    Cleanliness was on point! Even though our unit was “first floor,” it was above all levels of the parking garage, so the view was great. We had a wonderful stay and would definitely come back here.

    We loved the views. There was room for all of us to spread out. The beds were comfortable. Layout of condo was good. My grandkids enjoyed the pool. Wish we could stay longer. Except for the early morning garbage pick up the place was quiet.
