BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: Two (2) spaces available. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

    I really enjoyed my stay! Communication was excellent from start to finish, and I had no issues with entry or anything inside the condo. Everything was clean, comfortable, and exactly as described—absolutely perfect. The environment was quiet, and everyone kept to themselves, which made the stay even more relaxing. I'll definitely be booking with them again!

    We really enjoyed our stay at this unit. It was very clean and in a central location, close to the beach. The only down side was it was slightly less stocked than normal - no coffee filters, the normal salt and pepper, oil, etc. Plenty of plates and cups, very nice pans. The master bed was very comfortable, but the bunk beds were not. Overall, a good value for price. Would stay again!

    We enjoyed our stay, but had a few problems. The sheets didn't appear clean on one bed, which made us question the rest of the sheets. Clean high quality sheets are a REALLY big deal. There were several places that needed repainting and touch ups. The AC went out on us once, but someone came within an hour or so to fix it. There were plenty of fluffy towels for showers, and I loved the balcony. We were within walking distance to the closest public beach access. This is a really nice place, but needs some touchups and TLC.

    Overall, I gave the condo 4 stars. The condo itself was very clean and everything was as pictured, but there were a couple of annoying minor things. First, in the bunk bed room, the light switch does not work. Instead, you have to stand on the bed in order to reach the small trigger to turn the overhead light on. Luckily, I slept in that room witb my kids and I didn't have to worry about them trying to turn the light on themselves. Second, in the king size bedroom, the satellite channels did not show all of the channels. My parents attempted several times to reset the box to get it to refresh the signal. The only result was only being able to watch a few channels. The living room and bunkbed room did not have this problem at all. So my parents ended up sitting in the living room when they wanted to watch TV. Besides the nuisances, my family had a very comfortable and relaxing stay in Las Palmas.

    Pros: This place is literally right across the street from beach access. The pool is clean and nice. Cons: We did not realize that this is up 3 flights of old wooden stairs which i heard about EVERYTIME we had to climb the them.
