Welcome to Bella Riva 103, a premier gated retreat located on the shores of Okaloosa Island. This spacious four-bedroom condominium spans over 2,100 square feet, offering abalanced blend of modern design and functional beachfront living for up to nine guests. From the moment you arrive, the quality of the space is clear, featuring ten-foot ceilings, polished tile floors, and granite finishes throughout. the heart of the home is an open-concept great room that flows directly into a kitchen built for entertaining, all framed by floor-to-ceiling glass doors that bring the Gulf of Mexico into full view.

The kitchen is a standout feature of this home, designed for those who truly enjoy cooking and gathering together. Unlike many rentals, this space offers a professional-grade experience with a commercial stainless gas stove, oven, and refrigerator that make preparing family meals efficient and enjoyable. The layout includes an expansive central island that provides both extra prep space and additional seating for casual dining. The oversized custom cabinetry is fully stocked with all the cookware, flatware, and table settings you need for a large group. Even while you are at the stove or the sink, you can look out across the living area to enjoy views of the emerald water, ensuring you never feel separated from the coastal scenery.

Step through wall-to-wall glass onto the largest private balcony available on the island. Measuring 10' x 32', this massive outdoor living area offers unobstructed views of the water and plenty of seating for your family to dine alfresco.

The sleeping arrangements provide privacy and comfort for the whole family. The primary suite serves as a quiet sanctuary with a king bed, direct balcony access, and an ensuite bathroom featuring dual granite vanities, a glass shower, and a deep garden tub. Two additional guest suites each offer king beds and their own private bathrooms, making the layout ideal for multiple couples traveling together. The fourth bedroom is a dedicated bunk room with a twin-over-double set and its own TV, creating a perfect space for children.

Beach access at Bella Riva is user-friendly, featuring a boardwalk with minimal stairs and a dedicated rinse area.

The beaches here are spectacular, boasting the white, sugary-soft sand found nowhere else in North America. Visitors from across the world are drawn to these shores to wade in the clear emerald waters of the Gulf of Mexico. As part of Florida's Emerald Coast stretching from Panama City to Pensacola, Bella Riva provides a front-row seat to one of the most famous coastal landscapes in the country.

Centered on Okaloosa Island in Fort Walton Beach, the resort balances island charm with easy access to the region's best attractions. Families will enjoy being near the Gulfarium Marine Adventure Park, putt-putt golf, and go-karts. For those seeking adventure, the area is a hub for outdoor activities including parasailing, snorkeling, scuba diving, jet skiing, and dolphin tours.
A short drive leads you into the heart of Destin, where you can explore the Destin Harbor, enjoy outlet shopping, or visit the scenic coastal villages of 30A.

Parking: Free gated parking is provided for this unit for up to 2 vehicles. One space is covered, and one is uncovered. Other vehicles must be parked offsite, and may be parked at our office located in Fort Walton Beach.

Food: Dining options near the resort include Beachview Breakfast and Grill just a 2-minute walk away. The Shack, a local staple for waterfront seafood within a short drive of the villa. Also, for a quick and highly-rated lunch, Stewby's Seafood Shanty which serves some of the freshest grilled fish, or try The Gulf which offers a unique outdoor dining experience right on the water. Old Bay Steamer is the go-to spot for those craving massive steamer pots of crab and shrimp. All within minutes.

A convenience store is just a few minute's hop. For full grocery hauls, you're just a short drive from Publix at Shoppes at Paradise Pointe or nearby Winn-Dixie, making snack time and meal prep stress-free.

Beach Service: One set (2 chairs and 1 umbrella) are provided complimentary with your reservation daily between Mar 1 and Oct 31. The beach service vendor will set the chairs up 8am-9am typically. Chairs are typically claimed as guests arrive. You will be able to reserve an available set of chairs with a towel, beach bag, etc. It is recommended that you reserve your chairs early while availability is plentiful. Additional sets may be purchased by speaking with the vendor upon arrival. Private chairs and canopies up to 10'x10' are generally allowed barring they do not interfere with the beach service access and/or view.

Pool: The Bella Riva Resort has a seasonally heated pool and a hot tub facing the Gulf of Mexico. A gated deck and private boardwalk connect these amenities directly to the beach. Pools are heated only as needed to maintain a tenable level, which is typically to a water temperature between 68-75℉.

• Early Arrivals - Please plan to arrive at 4pm. If it is imperative that you check in before 4pm, we suggest reserving an extra night. However, you will be automatically notified by email if your room is ready before 4pm. The resort facilities and amenities are available to use while waiting.
