BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

    We love this location. Unfortunately, 1/3 of the beautiful view was blocked by inoperable blinds. My wife was very upset with the fish smell from the fridge and freezer. She did lots to reduce it. Please don't ask why we didn't say something - I reported an inoperable toilet the first day and nothing was ever done.

    The check in codes were unavailable until we called in. As soon as we checked in at the property we had to pay for parking which was surprising. In the room one of the toilet paper holder as well as flush tank was broken which when we reported while check in and tried to use but were told that it was not before we checked in but after going the recent review, the toilet broken paper holder has been reported as well. Also we were assured that this would be repaired next day which didn’t happen as well.

    This unit is very Clean and nicely decorated/appointed! The sofa in the picture is not the actual sofa - we were short on seating for our group. Had to use a dining room chair to watch the game together. Dishwasher did not work but we did not catch it right away. We reported it (texted). Simpson Property Management said someone would come check it. I have no idea if anyone ever came. We washed our dishes by hand. The TV remotes for one of the bedrooms did not work. Management told us to swap them. That's fine if we had a spare bed room but we had all 3 bedrooms rooms in use. When I followed up a few days later they said it would take a few days to get one ordered. The toilet paper holder in the primary kept falling off the wall. Reported it at check out. We love staying at Phoenix West. No issues with the property. This was a very special trip for several members 80th birthday. We were a little disappointed in this unit managed by Simpson Properties. I hope these issues are addressed so the next party enjoys their stay!

    Very nice property. The pools were outstanding and the beach was great. The only negative is the elevator wait times are intense at certain times of the day. I would definitely suggest this property to any other family

    Only comment is the pot situation. I had to warm food in a frying pan., since there were no medium size pots. They had 2 small and 2 very large No medium. Everything else was great.

It’s hard to beat just looking out the windows at the Gulf of Mexico. Phoenix West is a nice place. Pat and Hunter Simpson are great to work with.

    We enjoyed our stay. They were able to check us in very early. The dryer did quit working on us but they sent a new one by the next morning. As far as the property, we wish the outdoor pools and lazy river was heated. We still enjoyed them but quickly ran inside to the hot tub once getting out. The indoor pool was packed at all times. There are restaurants across the street but we mainly drove to gulf shores because that’s where all the recommendations were. It was around a 10 min drive there. The elevators were slow for there to be 4 of them and in the winter months. I couldn’t imagine in the summer especially where there are 29 floors. Overall we enjoyed it and would go back to the area
