Overall, I do not recommend this vacation rental. Reviewer Comments: We’ve stayed at Topsl many times and love the location and beach. This was our first time in 802. Check in was very easy. The unit was clean. It does not look directly onto the beach but I knew that ahead of time. There is still a pretty good view of the water. The bed was comfortable and the unit was quiet. We were surprised by the lack of amenities-especially in the kitchen. Usually in VRBOs, there is at least salt and pepper. Often , there is even oil, spices, etc left over. We had none of that. There is no ice maker. The lighting is inadequate- especially in the bathroom. So even though I can’t wait to go back to Beach Manor, I will stick with some of the other units. Nancy

We loved the views from this unit and accessibility to the beach. Having a state park nearby afforded long walks on very quiet beaches. We will return!

The kitchen is small and could be better equipped with utensils, cookware and dishes The living room sofa and chairs are pretty worn out and need to be updated. A new mattress in the primary bedroom is needed. The living area could use better lighting - it is dark. Gibson rental group were great and responded quickly to a couple of issues that needed to be addressed. We appreciated that.

We were able to easily come back for lunch and nap our toddler every day so we didn’t need to haul way too much stuff to the beach. Easiest vacation ever. The views from the balcony were amazing. We spent a lot of time there! We are beat freaks and the condo was very clean and up to our standards. The only drawback to us was the outdated, lackluster pool on the property. Also, the only hot tub on site is inside. We would still return and stay in this very same condo!

The condo is perfect The kitchen does need to be equipped a little better And the blind was missing the cord, so we could not use it in the living room

Overall, I recommend this vacation rental. Reviewer Comments: This was the perfect rental for my family. We have 2 kids (7yrs & 10 yrs) and with the two twin beds and their own bathroom it was great. Having an updated rental with a full kitchen was great for cooking and not having to eat out everyday. We took full advantage of the grills by the pool too. Loved having 2 pools and such great beach access. The unit was also very clean !!

The property is currently under renovations. If you are staying at beach Manor the pool, fitness center and spa are really small. The hot tub is 1/2 the size of a standard tub. The basketball I’d only 1/2 court. You do not have access to tennis courts or the really nice pools or fitness center. Rent at the tides of those things are important to you. The balconies and kitchen are small as well.

The condo was exactly as advertised. It was clean and has everything you will need. The gulf and beach views are excellent.
