Beach Manor 812 - Gulf Front 3 bedroom - Amazing Views

Beautiful view in a beautiful secluded/ gated area. Private area of beach and private estate. Right in the middle of everything! Food and Walmart close by! Airport was about 45min away or so, but that’s no big deal! This place is breath taking and the staff is very accommodating and kind.

The condo was beautiful and had tons of space. Second time staying at Tops’l and this unit was perfect. Two balconies, large bathrooms and nice beds. The living room furniture was a little dated and the kitchen could use some upgrades. Also, the unit had very limited utensils and cooking equipment and there were no small “get by” items like salt n pepper, coffee filters, etc and we needed to purchase a lot of small items of similar necessity. Check in was very easy. Pool, restaurant and bar on site were awesome. Will definitely consider Tops’l and this unit for next year’s vacation.

The 2 balconies are a huge plus and the 3 full baths make it easy for everyone to get ready. I would stay here again. It does need some small TLC, cabinets in kitchen are breaking, same with the towel racks in bathroom. Also the 2 smaller bedrooms could use smart televisions. The cable tv doesn’t work on them and you can’t use apps so they are kind of pointless tv’s. Again minor things but those small things start to add up over the course of a week.

Usually places look better in pictures, but not here!! Pictures don’t do this place justice!! Very clean, you feel very safe, and they respond to any questions you may have very fast.

We stayed during 4th of July and were able to watch a great firework show from the beach in front of the condo. Very nice room!

Here are the issues I encountered:Cleanliness: The condo was not as clean as I expected. The bathroom had visible pubic hair around the sink, dirt and grime. Plus there was sand all over the floors when we entered the condo which made our stay uncomfortable.Maintenance: The condo is looking run down and needs updating, living room ceiling had long cracks, tv cables were all exposed in MB and hanging outside of the wall. The towel rack in both MB were laying on the floor, the kitchen is not well stock with pots, pans & utensils and the air conditioning ran not stop just to maintain 74 degrees.Overall, I was disappointed with the quality of this rental. I hope the management team takes these points into consideration for future guests.The positive points, great communication with the rental company, location of the condo, size of the rooms, parking and overall facility's of the Tops'l resort. I would recommend the Tops'l resort, just not BM812 until it gets a face lift.
