Beach Manor 404 - Beachfront condo, HUGE Balcony! Family Resort

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We liked the location and the view from the balcony, wish there were more comfortable lounge chairs bed sheets were clean and bed was comfortable.The condo wasn't very clean, the floors were very dirty and dusty, couches and chairs had multiple stains on them. No extra blankets, no salt or pepper available, only one trash bag in the kitchen and 1 pack for dishwasher, and no sponge for dishes. no map of the property, and nothing to grab hot pot from stove. TV and Wi-fi worked very bad. Overall the condo is outdated but we still enjoyed the ocean and pool.

Beautiful property and room. The master bedroom mattress is in need of being replaced. We had to lay sideways due to a huge dip in mattress. The cause of major back pain. The room otherwise was amazing, would definitely rent this condo again. Thank you

The patio is big and a nice place to relax. View from the patio is nice. The rooms had curtains which is a plus to me. I do wish the shower heads were the pull down ones, but decent water pressure. Short walk to the beach. Be aware that once you get to the beach it is a private beach, but there is an area designated for rental umbrellas and chairs, then for owners, and then it is where guest may set up. It is a small area, but lucky for us it was not busy while we were there. There are multiple showers to rinse off. There are two pools to choose from and one has a bar/ restaurant ( Blue Dune Grill) that has good food and service. I do wish the pickle ball and tennis courts had been available for our use, but that was on me because I didn't read that part thoroughly. It is not available for Beach Manor use. There is a Whole Foods and Walmart and other stores close by. There is also lots of shopping areas nearby as well.

Being familiar with the area, thought the overall property was very well kept for the age. Loved the location and interaction with everyone from the guys out at the beach who aided with the “beach wheelchair”, cleaning lady in the lobby, gal at the pool restaurant next door and of course the interaction with person at Gibson. The overall condition of the unit was somewhat concerning. The place had had a few upgrades, but needs an overall. Back of the doors needed cleaning. Curtains/ drapes need replacing. I was concerned about mold and mildew (my husband is a cancer patient). The huge patio was great and I considered hooking up the hose to clean it, but couldn’t find a faucet. Very soiled. Walked out barefoot and my feet were black. Bathroom doors were to narrow for my husband’s walker. Just a sign of the times and we made due. We would stay at the location again, but a different unit. Before we left for our 16 hour drive I called to confirm or reservation because it was not showing up on my trips in my vrbo app. The reservation was confirmed and I asked about getting in early to our condo if it was available and she said yes that should not be a problem-the condo looks like it was clean and just needed the inspection to verify and I was supposed to call in the morning when we got there. We got into town and called, was told it was not available, but if we wanted to pay an early check in fee of $115 + tax, they would see what they could do. Very unhappy that was not communicated to us when I called the previous day, otherwise I would have adjusted our travel time/plans. We ended up paying the money for early check in but we were really unhappy about them saying it was ready, but then not ready unless we paid, then all of a sudden when we paid the early check in fee, it was ready.

This condo is on the east side of the building, so you won’t get to see sunsets but the large patio is amazing for taking in the ocean anytime. This was our second time staying in Beach Manor so we clearly love the location, and it was also our second time renting through Gibson Rentals because they’re so professional and they never disappoint. I rented this unit because of the big balcony that I saw on the photos. We stayed for 5 nights and were unable to use the balcony at all. Construction at the building, that I knew about, was staged on our balcony. I was not made aware of this. We couldn’t even open our blinds as the workers were on our balcony from 7:45 am to 5pm everyday. I hope that future guest will be better informed than my family was. I never would have rented this unit had I known I couldn’t use balcony or even opened the blinds. Vacation was ruined the minute we got there
