This 3rd floor condo has a fully covered balcony porch overlooking the town with views of the Chesapeake Bay, along with a shared roof deck with 360° views of the town. Free on street parking. There is NOT a place at this property to be able to charge a Golf Cart. Note: while there is an elevator to the condo, the roof deck is only accessible by stairs.

We offer convenient door codes for self-check-in. Chesapeake Properties by Portoro uses convenient keyless entry for self check-in, details provided 2 weeks (or less) prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 10:00 a.m.
- We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes have cameras for external monitoring only.
- HOTEL TAX COLLECTION: In the State of Virginia and in Northampton County, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction.
- Some homes offer pools/hot tubs, or access to communal pools. There is no guard around the water features when available. Use at your own risk.
- This is a No Pets property. A daily rate fee of $150.00 will apply for violations and you may be asked to vacate the premises with no refund at the discretion of the Host.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.
- For the safety of guests and the home, there are noise monitoring devices. These devices only measure the decibel level and do NOT record any audio.

Our goal is that your vacation exceed your expectations. Chesapeake Properties by Portoro communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 14 days (or less) prior to arrival date. We offer convenient keyless entry for self-check in. We do typically check in with guests by text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions. We are available to guests 24/7 for any inquiries.

    Our family of four visited Cape Charles for a weekend wedding and loved the central location of Above it All. An easy walk to the beach and even closer to the shops and restaurants that line Mason Ave. Our arrival was a bit frustrating as we were not given access codes to the main entrance door, nor to the building's shared rooftop (which is the main picture on this property's listing), but I was pleased by how easy it was to connect with the property management company and they quickly resolved our building entry issues. We never could access the rooftop. The condo was bright, spacious, and well-stocked. The cleanliness was not quite what I expected but again, Chesapeake Properties was apologetic and offered to try to get housekeeping out to re-clean. We declined due to having to get ready for the wedding but appreciated the offer. Overall, a nice property despite the few hiccups.

    We enjoyed being on Mason Ave and being able to walk out the door onto the main street of Cape Charles. The property was very clean and had a very big family room and kitchen area.

    Everything was just right! The location was perfect, a short walk to the beach, the condo was stocked with everything we needed (including a pack and play), and importantly, the unit was very clean.

    We had a great time at the condo. The location was amazing right above the wine shop and so close to the beach. The back porch with water views was shady and the fans kept any bugs away. Spent lots of time out there enjoying morning coffee. The decor was well appointed and the kitchen had everything we needed.

    It was our 14 year anniversary and our first time away from our kids and we wanted somewhere relaxing yo stay and this was it. We were able to park the car and walk everywhere which was perfect. We would definitely stay again.

    Cute place. Clean. Queen bed was good. Other bed not comfortable. Carpet in spare needs to be replaced. Cleaned bird poop that was all over back porch. I would stay again if it were just me.

    Located on Mason it was in the middle of the main commercial street with lots of shops. We were able to walk to shops, dinning and the beach. Nice balcony and rooftop deck with views of the Chesapeake Bay and harbor.

Overall, I recommend this vacation rental. Reviewer Comments: My family and I have never been to Cape Charles but we really enjoyed out stay at the condo. It was decorated so cute and had almost everything we needed for our stay. There was no blender on site but I called ahead of time and was advised the condo had this. While there I called and they were very accommodating and bought us by a blender to use for our babies food. The condo also had two children kayaks and my kiddos enjoyed using those! We would definitely come back.

It was in the perfect location. You could walk to the beach, restaurants, & shops. The only downside was the elevator and not knowing if it was working, but we just took the steps. But overall, the stay was wonderful! We just loved everything about it!
