[THE SPACE]
This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.

The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

☞This condo is located in an Oceanfront Complex, but the unit faces west toward the neighboring property, so the ocean CANNOT be seen from inside. Enjoy Panoramic Ocean Views from the community gazebos and wraparound decks with seating. You can also park right outside the unit for easy unloading and convenient access.

We have multiple units within the same oceanfront complex, including side-by-side units—perfect for larger groups who want to stay close while enjoying extra space and privacy. Please inquire for availability and details.

•Bringing an unauthorized pet will result in a $200 additional cleaning fee and may lead to cancellation of the reservation without refund.

[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•No animals permitted in this unit due to owner allergies.
• Pet-friendly units are available — guests traveling with animals should not book this unit and may request assistance finding a suitable alternative.
• Unapproved animals are not permitted and may result in cancellation of the reservation without refund and/or a $200 additional cleaning fee.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

    Property was as promised. It was clean and appeared as in photos. One criticism I’d share is that the sponge in the sink had been used previously. Places we’ve been in the past would give a fresh, unopened sponge for dish washing since used sponges can be home to lots of bacteria. Otherwise very clean. And lastly, every where we go, mattresses are incredibly soft, so you’re not the first. But for back issues, a soft mattress is terrible. But it was a good stay for 2 people, close to the beach. We enjoyed it.

    Cramped sleeping quarters. One of us had to crawl off the foot of the bed. One of the beach chairs needs replacing. Pool umbrellas were broken. Floor was swept, but dirty.

    This a great place for one - two people. First floor, easy parking, quiet, clean and steps from the beach. Sufficient kitchen, decent size bathroom. Had towels, basic supplies. Nowhere to put luggage really... But we made do, especially for the price! Hope to return!!

    We enjoyed a wonderful relaxing getaway for our anniversary. Our stay was so pleasant. The property was convenient to everything and so clean. We even had a card waiting for us wishing us well for our anniversary. Such a nice personal gesture.

    The only negative I can say about this place is that the boardwalk and gazebo leading to the beach has no lights at night time. There is not adequate lighting around the property at night. Other than that this was a most wonderful and pleasant stay. The room was exactly as described. It was very clean and very neat and just what I needed. Location to the beach was wonderful. Very quiet, very relaxing. I will definitely book here again.

    We really enjoyed our stay here. My husband and I were in just for the weekend. It was our anniversary and the host left us a anniversary card, which I thought was a nice touch. The room is very small; yet, perfect for just the 2 of us. Very clean and the bed was comfy. We liked having our car right outside the door. The beach was gorgeous and they provided beach chairs for us.
