Sitting directly on the Gulf of Mexico within the gated Gulf Island Beach and Tennis Club, this unit offers sweeping bird's-eye views of the water and stunning Florida sunsets from your private balcony. Gulf Island has walking trails and a small private beach. ✨

Bedding: Master bedroom features a high and grand King-size bed; guest room features bunk beds.
Note: The master King bed is high-profile and may be a challenge for those with mobility issues.
Convenience: Fully equipped kitchen with a Keurig-style coffee maker. ☕

Starter Kit: We provide 2 rolls of TP/bath, 1 roll of paper towels, hand soap, dish soap, trash bags, laundry sheets, and coffee. One set of bath/beach towels per guest is included.
Note: We do not replenish supplies or provide toiletries (shampoo/body wash), spices, or foil.

Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. ️

Important HOA & House Rules:
Registration: The condo association requires a signed rental agreement and a guest registration form prior to check-in.
Laundry: Coin-operated washers and dryers are conveniently located on the 8th floor, right in front of the elevators.
Electricity: For monthly rentals, there is a $100 cap on electricity usage; guests are responsible for any overage charges. ⚡
Gate Restrictions: Per HOA rules, you cannot bring boats, jet skis, trailers, kayaks, RVs, or moving vans through the security gate.
Mail: No mail delivery available; please purchase a local P.O. Box at a nearby post office if needed.

Check-In & Booking Policies:
Check-In: 4:00 PM. Lockbox code provided prior to arrival. Early check-in may be offered on arrival morning for $50, subject to availability.
Transportation: A car is required to explore the area.

EARLY CHECK-IN POLICY:
Due to the high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

Payer Requirements: The person paying MUST be added to the booking and MUST e-sign the Rental Agreement. Instructions will be sent automatically at 3 PM on the arrival day once signed. ✍️

Strict Cancellation Policy:
TRAVEL INSURANCE IS HIGHLY RECOMMENDED (CFAR Preferred).
There is a STRICT NO REFUND policy within 60 days of check-in. This includes:
Health conditions (including COVID-19), weather, or transportation issues. ✈️
Water conditions (Red Tide or cold pool temps). ️
Hurricane Season (June 1 – November 30): No refunds for storm threats or aftermath (closures of roads, shops, or utilities).

    My feet were black at the end of the day from walking barefoot on the inside floors. Looked swept clean but obviously not mopped. To be fair, this is true anymore for lots of condos. It’s never as clean as my house. The “beach” is a joke. It’s a muddy lagoon. The nature trail was closed & likely will be for some time as permits are involved for the little bridge. Would have been nice to have a kayak included for something to do in the lagoon. The pool was heated but not enough. It was too cold for me to use it. My HOA keeps our pool much warmer. I did not see anyone else using the pool while we were there. The interior is nice enough but lots of touch ups (paint) are needed, especially around kitchen cabinet knobs. We had a plumbing drain leak, but those things happen and refrigerator water had a very slow leak, with a small puddle when I arrived. They did warn about the bed being high, but I don’t have mobility problems so I wasn’t worried. Turns out because I’m short (4’11”) I couldn’t get in it and had to use a step stool at night. Not a huge problem since one was in the closet, but definitely a surprise. They should maybe say you need to be taller. lolThe balcony faces north, so I was disappointed we had no sun there. Also, pigeon droppings on balcony & table. Clubhouse area is outstanding for amenities. I enjoyed sitting on the balcony and reading. The highlight was looking down and seeing dolphins swimming right below us.

    Great view of the Gulf from the balcony and we always had a little breeze. Very nice pool with pretty low usage when we were there in September. Good Grouper sandwiches at Sam's and Inn at The Gulf less rhan 5 minutes away.

    The place was absolutely beautiful—truly a hidden gem! It had everything we needed for a relaxing stay. The views were breathtaking, and every person we encountered was warm, friendly, and welcoming.The atmosphere leans more toward a mature crowd, mostly retirees.While the surrounding area outside the resort is a bit run-down, the resort itself is very secure with gated access and feels like a well-kept oasis.Everything on the property was fresh, clean, and well-maintained. The pool was crystal clear, and the tennis and pickleball courts were in excellent condition. We couldn’t have asked for a better place to unwind!

    The actual property is nice. Just like the pictures. No mop or other tools to do spot cleaning though so I suggest bringing your own especially if you are brining kids. Poor communication with property management. Was not warned that the pool would be closed during our stay which really took fun away for the kids

    Stayed here to visit family. Building 3 is the farthest from the beach and pool but not too bad. This is a small beach and it can be kind of mucky. The second day was better probably because we stirred it up. There are a lot of leaves and grass in the water. Niece said it was a grass flat. BUT there is sand and sea water. Pool is really nice. The king bed in the room is pretty high. Shell’s seafood restaurant is worth the drive!! All the sinks had hand soap and dish soap in the kitchen. There were 3 hair dryers and a curling iron provided. Good view. Enjoyed seeing and hearing all the boats. Nicely updated condo. There are some chairs on the beach. There were also a couple chairs an umbrella and tennis and pickle ball rackets in the condo.

    This place was everything I wanted and more! Absolutely beautiful from the grounds, the pool, the view, and the unit itself. Very well decorated, kitchen has everything you could possibly need, comfortable beds, and having 2 bathrooms is such a bonus! I will 100% be returning in the future!

    The place is cute with gorgeous views (except you can see right in the neighbors living room from the balcony) the tenants were nice but almost all in their late 60s-80s. Not many families so our kids didn’t meet any other kids. Great fishing and can see dolphins on the bay. Inside needs a little work - dishwasher and kitchen sink leaked . Master toilet was wobbly and tub didn’t drain properly. And bathroom door didn’t latch - also a painting was poorly mounted near front door and would get hot when opening- we moved it durning out stay sp it wouldn’t get damaged . Honest review - beautiful views and well kept up property. Definitely an older crowd

    I would have rated this condo 8 stars if I could have. It was spotless and had so many little details. They had quality furnishings, the bed was wonderful. I would buy the place if I could!
