Parking & Access

A $75 resort fee is required for every stay and is paid at the reservation desk. This includes the parking pass for the assigned parking space.

Your assigned parking space is #251. Parking is enforced between Memorial Day weekend and Labor Day weekend, and guests must park in assigned spaces during that period. In the off-season, parking passes must still be displayed, but guests may park in available spaces unless otherwise posted.

Additional parking passes may be purchased at the reservation desk, subject to availability and additional fees.

There is also a municipal parking lot across Coastal Highway near 100th Street that charges a daily fee during the summer months and has multiple electric vehicle chargers. Guests must check posted signage for parking rules, charging rules, prices, and restrictions.

Garage height restrictions apply. Please check posted signage before entering with oversized vehicles.

The building has 4 elevators, but elevators can get very busy during peak summer check-in and check-out times.

Check-in is handled through the building reception desk, and the condo itself has keyless entry.

Location

Golden Sands is located in North Ocean City at 10900 Coastal Highway. This area is great for guests who want a quieter beach setting while still being close to restaurants, shops, mini golf, cafes, and local attractions.

Nearby favorites include Northside Park, Green Turtle, local cafes, mini golf, shops, and restaurants. The resort itself offers plenty to enjoy during the summer season, while the surrounding North OC area gives you easy access to food, shopping, and entertainment.

Important House Rules

The primary renter must be at least 25 years old.

No pets. No smoking of any kind anywhere on the property, including marijuana. No parties or events.

Ocean City quiet hours apply. Please be respectful of neighbors and building staff.

Do not hang towels, clothing, or any items over balcony railings. Guests must follow all posted rules and signage for the building, parking garage, recreation deck, pools, fitness areas, and all shared amenities.

1. Minimum Age Requirement
The primary renter must be 25 years or older and must remain on the property for the duration of the stay. Third-party bookings are not permitted.

2. Maximum Occupancy
The home may not exceed the maximum number of guests listed in the reservation at any time. Unregistered guests are not permitted without prior approval.

3. No Parties or Events
Parties, events, large gatherings, or disruptive behavior are strictly prohibited. This is a residential building with neighbors. Excessive noise may result in:
• Immediate cancellation of the reservation
• Removal from the property without refund
• HOA fines passed on to the guest

4. Quiet Hours
Ocean City enforces a strict noise ordinance prohibiting disruptive noise between 12:00 AM and 7:00 AM. Noise must not be audible from 50 feet away from the building.
Please be respectful of neighbors at all times, especially in hallways, balconies, and parking areas.

5. No Smoking
Smoking or vaping of any kind is strictly prohibited inside the unit and on balconies. Evidence of smoking will result in a minimum $300 odor remediation fee.

6. Pets
Pets are not allowed unless explicitly approved in writing prior to arrival. Unauthorized pets will result in immediate removal and additional cleaning fees.

7. Parking
• Your reservation includes one guaranteed, assigned parking space. You must check-in at reception and pay a $75 resort fee in order to receive your parking pass.
• Additional parking passes are available at the reception on a first come, first served basis.
• If you need additional parking, municipal public parking lot is located on 100th street (5 minute walk).
• Public street parking where permitted by local regulations

Parking passes must be clearly displayed in your vehicle at all times while parked on the property. Vehicles without a visible pass may be towed at the guest’s expense. Please park only in authorized areas. Vehicles parked in unauthorized spaces may also be towed in accordance with condo association rules.

8. Balconies & Safety
Do not:
• Throw objects from balconies
• Hang towels or clothing over balcony rails
• Feed seagulls or wildlife

Guests assume responsibility for balcony safety, especially with children.

9. Damages
Guests are responsible for:
• Any damage beyond normal wear and tear
• Missing items
• HOA fines caused by guest behavior

The property is documented before each stay.

10. Check-In & Check-Out
• Check-in: After the designated check-in time
• Check-out: By the designated check-out time

Late check-outs must be approved in advance and may incur additional fees.

Before checking out, please:
• Place all used towels and any used bed linens on the bathroom floor
• Load and start the dishwasher
• Take trash to the dumpster in the parking lot
• Leave parking passes on the kitchen counter. A $15 replacement fee will be charged for each parking pass not returned.
• Lock all doors

11. Maintenance Issues
Please report maintenance issues immediately. Do not attempt repairs yourself.

12. Linen & Supplies
We provide all bed linens, bath towels, and beach towels for your stay. Upon arrival, you will find starter supplies including:

• Body wash
• Toilet paper
• Paper towels

These items are intended to get you started. For extended stays, guests are responsible for purchasing any additional consumables beyond the initial supply.

13. Weather & Coastal Conditions
Ocean City is a coastal environment. Storms, wind, and salt air are part of the experience. Refunds are not provided for weather-related conditions unless there is a mandatory evacuation order.

14. Excessive Cleaning
Your reservation includes a standard turnover cleaning.
